Roof leak investigations in Box Hill

About our roof leak investigation in Box Hill

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. We check all of them, from each safe vantage point. We survey valleys and parapet gutters, flat roof details and slate and tile slopes, and the problems we are asked to look at most are staining around the chimney inside and leaks at a dormer or roof window.

Somewhere as small as Box Hill, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Different roofs, different checks

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

What a roof leak investigation does not cover

A survey is a careful look at the leaking roof, but it cannot do everything. Its limits include:

  • What’s under the covering or behind the plaster
  • Carrying out the fix
  • Leaks from plumbing, tanks or pipework rather than the roof

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and does not.

What we check

  • Rooflights and dormers
  • Flat roof details
  • Slate and tile slopes
  • Lead flashings
  • The roof space
  • Valleys and parapet gutters
  • Chimney stacks

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

How it works

Once we’ve finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Box Hill, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Before we arrive

  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with the building owner or managing agent

Arrange a survey

Booking is simple: just phone 07833 053749 or drop us an email, let us know about the property and we will suggest the right survey. The price is agreed up front.

Wind, rain and roofs in Box Hill

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Different coverings let water in at different points, which shapes where the search starts. Historic houses like Polesden Lacey, about 3.9 miles west, show how far back building in the area around Box Hill goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Betchworth station may find that a tenant living with a leak needs the cause found, not just the stain painted over. If your house is among the older ones in the streets near St. Andrew's Church, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings like The Ashcombe School, on a building that size, finding the source of a drip means looking well beyond the stain.

  • How big the roof is
  • Chimneys, valleys, parapets and other details
  • Whether it is a home or a commercial building
  • Whether thermal imaging or a drone is needed

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Before and after the survey

Here are a few things we’d tell any owner:

  • Do not climb onto the roof to look
  • Let us know about any past repairs to the roof
  • Clear the loft hatch so we can get in
  • Catch drips in a bucket and protect the floor

With the Standard Survey you get a follow-up consultation, while Premium includes one in person. You can ask us about anything that is not clear.
