Pre-purchase roof survey in Box Hill, Surrey
We carry out pre-purchase roof surveys in Box Hill and the rest of Surrey. Surveys run seven days a week.
- Blocked or leaking gutters
- Cracked flaunching or crumbling chimney pointing
- Roof slopes that look uneven or sagging
Leave it or get it looked at?
A good many buyers go ahead anyway, but with their eyes open. The report shows what needs doing first, and you can line up a roofer before small faults grow. Older cottages and farmhouses around Box Hill can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.

Pre-purchase roof survey in Box Hill
Buyers in Box Hill and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To book, call 07833 053749 or send us an email. Common reasons to book are standing water on a flat extension roof and bitumen or mortar used in place of proper repairs, on chimney stacks, gutters and downpipes and the roof space.
Being in a small place like Box Hill makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
The report records the roof as we found it on the day. It’s useful right away, and a good reference for later, like when you want to compare after future work.

What we look for on each type of roof
Lead flashings and valleys
Flashings are a common source of leaks, so we check each one closely. We photograph any that need work.
Natural slate
Good slate is one of the longest-lasting roof coverings, yet the nails that fix it frequently give out first. When slates start to slip, corroded nails are often the reason.
Box Hill questions
Will you come out to Box Hill?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Do you cover Box Hill?
We do. The survey and report are the same in Box Hill as anywhere else.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Does the weather affect the survey?
Light rain does not typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We check the parts we are given access to, and the report makes that clear.
How long does the survey visit take?
On site, it normally takes between one and two hours at most homes, or half a day or so for a commercial building. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
When will the report arrive?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
Checking the roof from the ground
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
Pre-purchase roof surveys in Box Hill: local notes
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
If you let a flat or house near Betchworth station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Polesden Lacey lies about 3.9 miles west, so building around Box Hill goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. Take an older house close to St. Andrew's Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Box Hill is about 2 miles north-east of Dorking, in Surrey. Houses, flats, blocks and commercial buildings in Box Hill can all book pre-purchase roof surveys. Our Surrey coverage includes Box Hill and the places around it. Our Crawley page covers surveys nearby.

Honest limits
In fairness, there are limits to any roof survey:
- The condition of the rest of the house (that’s a RICS home survey)
- How a seller will respond, or what the house is worth
- Confirmation of asbestos in cement sheets or soffits
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and does not.

How the survey works
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Around Box Hill, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- You receive a written report with photos and recommendations to read before exchange.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Find any records of previous roof work
- Note where any stains or damp appear
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.
Advice
Practical tips
These tips come from what we see on roofs every week:
- Request records of any re-roofing
- Check the lease for roof repair responsibilities
- Check we will be able to get into the loft space
- Tell us your exchange date as you book
If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.
Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
