Independent pre-purchase roof surveys in Mogador

How a pre-purchase roof survey works in Mogador

Some roofs cannot be seen well from the ground or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. If you are worried about bitumen or mortar used in place of proper repairs and a ridge or slope that dips, we can find out what’s behind it.

For a small place like Mogador, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.

Mogador questions

Is my home in Mogador listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Mogador within the area you cover?

Yes, Mogador is on our map. Villages and rural addresses get the same survey as a town house.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Do you need to go inside the property?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If we cannot get in, the report says so.

Will the roof report help me negotiate with the seller?

Yes. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

How do I book a survey in Mogador?

It’s easiest to ring 07833 053749 or email us. Let us know the address and a little about the roof, and we will take it from there. Surveys run seven days a week.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which can make access easier.

What we’re asked to look at in Mogador

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof often lasts around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.

Things that often lead to a survey include:

  • Standing water on a flat extension roof
  • Roof slopes that look uneven or sagging
  • Worn or lifted lead flashings
  • Gutters that overflow or drip at the joints

If you own a rental within reach of Reigate station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their insurance cover
  • What experience they bring

What a roof survey includes

What a pre-purchase roof survey looks like in Mogador

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of Jesus Christ and the Wisdom of God: the roof may have had decades of patch repairs, and the survey shows where they are.

What we do, step by step

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It normally takes an hour or two at a typical house, with time for the loft where it can be reached. Somewhere as small as Mogador, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before the survey

  • Keep pets inside or away from the areas we’re looking at
  • Note where any stains or damp appear
  • Tell us where we can park nearby

Getting a price

Booking is simple: just call 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

Advice

Useful tips for Mogador property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Book once your offer is accepted
  • Let us know your exchange date when you book
  • Pass the findings to your conveyancer
  • Ask whether there are papers for past roof work

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Don’t block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Avoid packing insulation into the eaves so tightly that air cannot flow.

Different roofs, different checks

Lead flashings and valleys

Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. We photograph any that need work.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip.
