Pre-purchase roof survey in Lower Kingswood

Tall, steep or hidden roofs are hard to judge from the street. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, along with a same-day report. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey lead flashings and valleys, chimney stacks and flat-roofed extensions and dormers, and the problems we are asked to look at most are sagging ridge lines or uneven roof slopes and damp timbers or stains in the loft.

Somewhere as small as Lower Kingswood, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Your questions about pre-purchase roof surveys in Lower Kingswood

Do you cover Lower Kingswood?

Yes. We survey roofs across London and South East England, and Lower Kingswood is part of that. You can phone 07833 053749 or drop us an email with the address and some details, and we’ll talk through which survey suits.

Do you cover smaller places like Lower Kingswood?

Yes, Lower Kingswood is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It doesn’t cover the rest of the property, which a RICS survey does.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we will plan the survey around it.

Can I use the report to negotiate on price?

Yes, you can. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Lower Kingswood, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Getting ready for the survey

  • Check the loft hatch can be reached
  • Mention any parking restrictions on your street

Lower Kingswood homes and their roofs

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For an older house near a landmark such as Church of Jesus Christ and the Wisdom of God, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you let a flat or house near Kingswood station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Ask when the roof was last worked on
  • Tell us your exchange date when you book
  • Watch for stains or fresh paint on ceilings below the roof
  • Pass the findings to your conveyancer

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. Whichever package you choose, you can ask us what a finding means.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. Binoculars from the ground are enough for a first look.

Leave it or get it looked at?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. For an older or listed building in a place like Lower Kingswood, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

When you need someone else

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether the price should change, which is between you and the seller
  • The condition of the rest of the house (that is a RICS home survey)
  • Faults hidden behind ceilings, boards or coverings

If in doubt, ring 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and does not.
