Flat roof surveys for Crawley homes and businesses

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

How a flat roof survey works in Crawley

Ponding is frequently the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. Typical surveys look at cracked or split membrane and a sagging deck under the covering, on mastic asphalt, single-ply membranes and EPDM rubber.

Blocks of flats in places the size of Crawley normally have a shared flat roof, looked after by a managing agent, a residents’ company or the building owner. Leaks into top-floor flats are typically where trouble shows first. Finding the cause early limits the damage. Tell us who manages the building, as access to a shared roof has to be arranged.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. In a place with as many rented homes as Crawley, small roof faults frequently turn into tenant complaints. Spotting it early is easier than dealing with water damage in an occupied home.

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

Flat roof surveys around Crawley

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For landlords with property near Crawley station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Three Bridges Junior School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Shop and office owners around County Mall may find that a flat roof over a business is out of sight and out of mind until it leaks.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Limit foot traffic on the covering
  • Make sure new fixings through the roof are properly sealed
  • Note any new marks on ceilings beneath the roof
  • Keep records of when the roof was laid and what work has been done

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Roof by roof

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Crawley questions

Is my home in Crawley listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover Crawley?

Yes, Crawley is one of the places we work. The survey and report are the same in Crawley as anywhere else.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

Will the survey show why my flat roof is leaking?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. If the cause cannot be seen, we will say so and suggest what would help.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather is not right.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

What affects the price in Crawley

A few things affect what a survey costs:

  • The use of thermal imaging or a drone
  • Building height and the viewpoints available
  • How big the roof is
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

There is no need for technical words. It is enough to let us know:

  • Any marks or damp showing indoors
  • The property’s address and postcode
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by

A quick phone call is normally the easiest start: ring 07833 053749 or use the contact form and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

How the survey works

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. For a commercial building or block in Crawley, roof access is agreed with whoever manages it ahead of the visit. At home, it’s useful to clear a route to the loft and point out any stains or leaks. You then get a written report with photos.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches
  • Buyers: confirm access with the estate agent or seller

How to book

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.
