Flat Roof Survey in West Sussex

Flat roof survey in West Sussex: how it works

We inspect a flat roof from wherever it can be seen safely: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so you know exactly what was covered. We are often asked to look into blistering in felt or asphalt and splits and cracks in the covering, on mastic asphalt, upstands and outlets and GRP fibreglass.

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. You get a photo-illustrated written report and our recommendations.

Landmarks near Crawley

Locally, jobs take us to homes and businesses close to Friary Church of St Francis and St Anthony, St Wilfrid's Catholic School and Tilgate Park, among other places. You’ll also find The George Hotel (within half a mile north), Three Bridges Junior School (less than half a mile south-east) and St Francis of Assisi Catholic Primary School (less than half a mile south-east). There is a railway station in Crawley itself: Crawley station. Other landmarks nearby include Crawley Hospital (0.5 miles north-west) and County Mall (within half a mile north-east). Open spaces near Crawley include Tilgate Lake.

Flat and commercial roofs across West Sussex

West Sussex has flat roofs of every size. Ponding, blisters, splits and lifting upstands are the usual signs of trouble, wherever the roof is in West Sussex.

London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones. That variety shapes every survey in West Sussex. Near the sea in West Sussex, roofs face stronger wind and salt-laden air. Ridges and verges facing the sea are worth checking after every big storm.

Crawley: If you look after a building such as Three Bridges Junior School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Take an older house close to Friary Church of St Francis and St Anthony: the flat roofs on later extensions tend to wear out long before the main roof.

Surveys for landlords and agents in West Sussex

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Landlords and letting agents in West Sussex book surveys as well as householders. The report gives you a dated record of the flat roof, with photos, which helps you plan work between tenancies.

Different roofs, different checks

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Common roof problems in West Sussex

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

A survey makes sense if you’ve noticed:

  • Failed seals around rooflight kerbs
  • Signs of deflection in the roof deck
  • Blistering in felt or asphalt
  • Upstands pulling away from walls

Practical tips

Most of what helps is simple and safe from ground level. A few suggestions:

  • Keep people off the roof unless they need to be there
  • Note where water lies after a downpour
  • Check the outlets after the leaves fall
  • Treat rooflights and old sheeting as fragile

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Why act early?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there is still time to plan the work.

Questions to ask before you book

  • How long the report takes to arrive
  • What exactly goes into their report
  • Their track record with similar roofs
  • What follow-up you get after the report

Questions from West Sussex

Will this cover the whole house?

No. Our survey covers the flat roof only. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.

Do you check flat roofs for asbestos?

Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Is West Sussex in your area?

Yes. We survey roofs across London and South East England, and that includes West Sussex.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

What do I do with the report?

The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What’s the best way to book?

It is easiest to call 07833 053749 or use the contact form. Let us know the address and a little about the roof. We survey seven days a week.

Will you walk on the flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.
