Flat roof survey in Hammerwood

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Common reasons to book are a sagging deck under the covering and pools of water lying on the roof, on upstands and outlets, GRP fibreglass and mastic asphalt.

Flat roofs on exposed homes in small places like Hammerwood take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Useful tips for Hammerwood property owners

Small things make a difference. Some pointers:

  • Book a survey every few years
  • Never stand on rooflights or fragile sheeting
  • Note where water lies after a downpour
  • Check new fixings through the roof are properly sealed

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

What happens on the day

We don’t take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. The survey normally takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Hammerwood, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Advice

Different roofs, different checks

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

Your questions about flat roof surveys in Hammerwood

Does a conservation area affect roof work in Hammerwood?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Hammerwood in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Do you check flat roofs for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them so a specialist asbestos surveyor can check them.

Will this cover the whole house?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Does the weather affect the survey?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks typically begin, recording anything that could let water through. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

Landlord and commercial surveys in Hammerwood

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the flat roof, with photographs, which helps you plan work between tenancies.

What a flat roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Whether old sheeting or boards contain asbestos
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • An exact number of years the roof has left

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

Flat roof surveys around Hammerwood

With Hammerwood Park about 0.8 miles south-east, Hammerwood sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church like Church of St Stephen are often among the oldest in a place, and if you own one of the older houses nearby, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Sackville School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If you let a flat or house near Dormans station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
