For landlords and managing agents

About our gutter survey in Hammerwood
We carry out gutter surveys in Hammerwood as part of our cover across London and the South East. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it is safe. Time on site normally takes an hour or two for a house, and about three to four hours for a commercial roof. The written report follows, with photos and recommendations. Common reasons to book are fascia boards damaged by overflowing water and overflowing valley or parapet gutters, on downpipes, parapet and box gutters and outlets and hoppers.
Somewhere as small as Hammerwood, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Gutter surveys in Hammerwood: local notes
Hammerwood Park, about 0.8 miles south-east, is one of the historic houses in the wider area around Hammerwood. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you let a flat or house near Dormans station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Sackville School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Why it is worth a survey now in Hammerwood
A dripping joint or sagging bracket will not get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Where a roof is exposed, as many are in small places like Hammerwood, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Gutter survey starts from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
What this survey cannot tell you
A survey is a careful look at the gutter, but it can’t do everything. Its limits include:
- Pipes below ground level
- What’s hidden inside a downpipe
- Parts of gutters that can’t be seen safely
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.
Roof types and parts we check
- Valley gutters
- Outlets and hoppers
- Fascias and soffits
- Parapet and box gutters
- Eaves gutters
- Downpipes
What we are asked to look at in Hammerwood
Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.
Here are some of the things we see frequently:
- Soffits marked by water
- Overflowing eaves gutters
- Choked outlets or hopper heads
- Gutters that have fallen out of line
For an older house near a landmark like Church of St Stephen, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Questions to ask before you book
- Are they insured for the work?
- What they will not be able to tell you
- How long the report takes to arrive
- Is VAT included in the price?
Common questions in Hammerwood
Does a conservation area affect roof work in Hammerwood?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
I let a flat near Dormans station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.
What’s the price of a gutter survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. For a price for your building, ring 07833 053749 or use the contact form.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Are hidden gutters like valleys and box gutters included?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Parts of them may not be visible, and we’ll note that in the report.
Is a Saturday or Sunday visit possible?
Yes. We survey on weekdays and at weekends. To find a day that suits, phone 07833 053749 or email us.
What happens after the survey?
You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two at a typical home, and longer for a large or complex roof. Somewhere like Hammerwood needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- We agree which parts of the building you are most worried about.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Jot down any questions you want answered
- Tell us about parking before the day
- For flats, make sure roof access has been agreed
