How a roof survey works in Hammerwood

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on weekdays and at weekends, so it’s easy to find a day that suits. We survey ridges, hips and valleys, the roof space and lead flashings, and the problems we are asked to look at most are blocked, sagging or leaking gutters and crumbling chimney pointing or cracked flaunching.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What happens if roof problems are left?

Before you put a home on the market, it helps to know the roof’s condition. You will know what a buyer’s survey might pick up, or at least know what to expect. In a small place like Hammerwood, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Why book with us

  • Package prices that include VAT
  • An independent view of the roof
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • More than 20 years surveying roofs

What this survey can’t tell you

A survey is a proper look at the roof, but it can’t do everything. The main limits are:

  • Structural calculations (that’s a structural engineer’s job)
  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What we check

  • Ridges, hips and valleys
  • The roof space
  • Clay and concrete tiles
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Chimney stacks

Roof surveys around Hammerwood

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Hammerwood Park about 0.8 miles south-east, Hammerwood sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take a building like Sackville School: large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Dormans station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Hammerwood is about 3 miles east of East Grinstead, in West Sussex. We visit Hammerwood as part of our work across West Sussex, for homes and businesses alike. Our West Sussex coverage includes Hammerwood and the places around it. You can also see our page for Crawley.

Different roofs, different checks

Chimney stacks

Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. We will tell you if the flue needs a specialist.

Natural slate

Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.

What we’re asked to look at in Hammerwood

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

Common reasons to book include:

  • Slipped, cracked or missing slates and tiles
  • Crumbling chimney pointing or cracked flaunching
  • Water stains on rafters and ceiling joists
  • Standing water on a flat roof

If you live in an older home near Church of St Stephen, its chimney, valleys and lead work are likely to be the parts that need attention first.

Choosing a roof surveyor

  • Their drone registration, if they fly one
  • What follow-up you get after the report
  • Will the report include photos?

Hammerwood questions

Is my home in Hammerwood listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Dormans station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Do you go up on the roof?

Only when it is safe. We also use views from ground level, windows and the roof space.

Can you tell me how long my roof will last?

We do not put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Somewhere like Hammerwood needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Check the loft hatch can be reached
  • Point out any leaks or damp patches
