Roof survey in RH19: how it works
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Common reasons to book are crumbling chimney pointing or cracked flaunching and cracked mortar along the ridge, across natural slate, lead flashings and clay and concrete tiles.
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about one to two hours at most homes, and more on a big or complicated roof.
- You tell us the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there is safe access.
- We email a report with photographs and recommendations.
What you’ll pay
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Roofs, chimneys and gutters across RH19
Across RH19, we survey roofs for owners, landlords and agents, from East Grinstead, Felbridge and Ashurst Wood to the quieter places in between. Every report comes with photographs and written recommendations.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, RH19 included. Visits run on weekdays and at weekends.
East Grinstead: If yours is one of the older homes in the streets near Our Lady and St Peter's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building like St Mary's CofE Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Tips from our surveys
A little preparation and a few simple habits help. Our tips:
- Let us know about past leaks
- Gather any paperwork for past roof work
- Keep the report with your property records
- Mention any flat roofs as well as the main roof
With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. It’s a chance to ask questions about anything in the report.
Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Honest limits
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- Faults hidden behind ceilings or boarding
- A full building survey of the property
- Asbestos testing of any kind
For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Larger roofs take longer.
Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
Leave it or get it looked at?
Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot.
Before booking any surveyor

- How soon the report will arrive
- How long they’ve been surveying roofs

Common roof problems in RH19
Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside often starts at the top of the stack.
Problems we come across often include:
- Crumbling chimney pointing or cracked flaunching
- Gutters that overflow in heavy rain
- Flashings that have come away from the wall
- Cracked mortar along the ridge
RH19 questions
What if it rains on the day?
It depends on the weather and the survey. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.
How long will you be at the property?
It normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
Do you work in RH19?
Yes. We survey roofs across London and South East England, and that includes RH19.
