About our flat roof survey in East Grinstead

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about splits, cracks and crazing and failed seals around rooflight kerbs, we can find out what’s behind it, whatever the roof.

In a town like East Grinstead, flat roofs are common on rear extensions, garages, porches and dormers. Many are felt, and newer ones may be EPDM rubber or GRP. Ponding water, splits along the edges and lifting upstands are the usual warning signs. Standing water days after rain often shows a flat roof needs attention.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Honest limits

In fairness, a roof survey has limits:

  • The condition of the deck or insulation hidden under the covering
  • A promise that the roof will not leak in future
  • Fragile surfaces, which we do not walk on

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.

What we look at

  • Felt flat roofs
  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt

How the survey changes by roof type

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

What affects the cost of flat roof surveys

Several things affect the price of a survey:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • The number of roofs, including extensions and garages
  • Which survey package you book

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

What to let us know when you contact us

Getting the details right at the start saves time. Please include:

  • Where any leaks, stains or damp patches show inside
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one
  • The style of property, from a terrace to a block

Booking is simple: just ring 07833 053749 or use the contact form and give us a few details about the property and we’ll point you to the right survey. The price is agreed up front.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where it applies. The survey typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. In East Grinstead, parking is rarely complicated, though it’s useful to know about driveways or restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the loft space.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Point out any leaks or damp patches
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work

How to book

To book a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. You will know the price before anything is booked.

East Grinstead questions

Do you look at commercial flat roofs near East Grinstead, like hotels?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you ahead of the visit.

How do I find out if my home in East Grinstead is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

What happens after the survey?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

Useful tips for East Grinstead property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Treat rooflights and old sheeting as fragile
  • Check from a window for ponding after heavy rain
  • File the paperwork for the roof and any repairs
  • Check that new brackets or units haven’t damaged the covering

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

Local flat roofs in East Grinstead

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. With Saint Hill Manor about 1.7 miles south-west, East Grinstead sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings like St Mary's CofE Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For landlords with property near East Grinstead station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Our Lady and St Peter's Church, the flat roofs on later extensions tend to wear out long before the main roof.
