Flat roof surveys in Felbridge

Flat roof survey in Felbridge: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photos and our recommendations. Typical surveys look at gaps at upstands and abutments and blisters and bubbles in the covering, across GRP fibreglass, single-ply membranes and upstands and outlets.

Older buildings in small places like Felbridge may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Felbridge can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We check the roof from wherever it can safely be seen.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Preparing for the visit

  • Find any records of previous roof work
  • For a flat or shared roof, check access with the building owner or managing agent
  • Leave side gates unlocked

Arrange a survey

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, phone 07833 053749 or drop us an email.

Signs you need a flat roof survey in Felbridge

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Things that often lead to a survey include:

  • Water getting in at rooflights
  • Splits, cracks and crazing
  • Failed upstands where the roof meets a wall
  • Blisters and bubbles in the covering

For an older house near a landmark such as St John's Felbridge, the joins between later flat roofs and the old walls are where problems normally start.

Before booking any roof surveyor

  • How they plan to inspect the roof safely
  • Will the report include photos?
  • Their report turnaround times
  • Will they check the loft as well as the outside?

What a good roof survey covers

What a flat roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that are not safe to walk on or view
  • Structural calculations, which need a structural engineer

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and does not.

What this survey covers

  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Single-ply membranes

What we look for on each type of roof

Rooflights and upstands

Upstands at walls and parapets need to stay watertight as the building moves. We check for splits, gaps and loose flashings above the upstand.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

Flat roofs in Felbridge

Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Saint Hill Manor, about 2.5 miles south-east, show how far back building in the area around Felbridge goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near East Grinstead station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building like Felbridge Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Felbridge is about 2 miles north-west of East Grinstead, in West Sussex. Whether the building in Felbridge is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Across West Sussex, we cover Felbridge and the places around it. There is also a page for Crawley.

Common questions in Felbridge

How do I find out if my home in Felbridge is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Is Felbridge in the area you cover?

We do. The survey and report are the same in Felbridge as anywhere else, and visits run on weekdays and weekends.

Can you survey any kind of flat roof?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you do not know what your roof is, we’ll identify it on the day.

What will the report tell me?

Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Does a flat roof survey replace a RICS survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof typically takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
