How a landlord roof survey works in Felbridge
With a shared roof, it’s not always clear what’s wrong or where. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. If you’ve noticed ceiling stains reported by tenants and slipped or missing slates and tiles, we can find out what’s behind it.
Older buildings in small places like Felbridge may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the let or shared roof, any defects and our written recommendations.

When to book a survey in Felbridge
A single building may have pitched roofs, flat roofs and rear additions. They all age at different rates and the smaller roofs are easy to forget.
It is worth booking a survey if you’ve seen:
- Blocked gutters over flats
- Gaps where tiles or slates have slipped
- Failed flashings at walls and chimneys
- Leaks into upper flats
For site and facilities teams at buildings such as Felbridge Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Felbridge questions
Is Felbridge within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Felbridge is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How much time does the visit need?
For a single house, expect about 1–2 hours on site, with blocks and complex roofs taking longer.
What does a block roof survey cost?
Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, call 07833 053749 or email us.
Do you look in the roof space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Do you need access to all the flats?
It depends on the building. Often we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed when booking.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Local roofs in Felbridge
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Saint Hill Manor about 2.5 miles south-east, Felbridge sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of East Grinstead station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near St John's Felbridge, its roof may have old fixings, lead flashings and chimneys that need a closer look.

How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Felbridge frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the loft space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.
