How a landlord roof survey works in Horsham

Our landlord and block roof surveys cover Horsham and the rest of London and South East England. A visit usually takes about 1–2 hours for most houses, and more on a big or complicated roof. Everything is inspected as far as it can safely be seen, and by drone where it’s applicable. You then get a report with photos. We are often asked to look into splits and blisters in flat roof coverings and mortar falling from ridges and verges, on blocks of flats, flat roofs on blocks and shared roofs.

A place the size of Horsham has roofs of every age and type, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Typical faults range from slipped slates and cracked ridges to tired flashings, chimneys and blocked gutters. The roof type shapes what gets checked.

Where we can’t see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Practical tips

You do not need to be a roofer to help. What helps most:

  • Give tenants a simple way to report leaks
  • Put urgent roof work at the top of the list
  • Book gutter clearing at least once a year
  • Arrange flat access in advance

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition that everyone can refer to.

Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

Different roofs, different checks

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.

Shared chimney stacks

Chimneys frequently let water in at the flashings. We note what we can see.

Surveys for landlords and agents in Horsham

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Any of our surveys can be booked by landlords, agents and building managers in Horsham. For a price for a let property or a block, phone 07833 053749 or email us.

Prices for landlord roof surveys in Horsham

We confirm the price for your roof before booking. This is what makes a difference:

  • The package you choose: Basic, Standard or Premium
  • The height of the building and how the roof can safely be seen
  • How many separate roofs there are, like extensions, dormers and garages
  • How big the roof is

Every price we give includes VAT. Landlord roof survey starts from £150, including VAT. We confirm the price for your roof before booking.

Helping us price your survey

Here’s what helps us most when you get in touch:

  • Where the property is, with the postcode
  • Your timetable, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

What happens on the day

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. In busier parts of Horsham, parking can be tight, so let us know about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. On the day, we look at the roof from the ground, from windows and vantage points, from the loft where there is safe access and from the roof where it’s safe.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you in advance.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Advice

What a landlord roof survey doesn’t cover

Before booking, it’s worth knowing what a survey will not do:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Roof areas we weren’t given access to
  • Who pays under the lease (that is a legal question)

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Converted houses
  • Flat roofs on blocks
  • Rented houses
  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats

Horsham questions

How do I find out if my home in Horsham is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Horsham in the area you cover?

Yes, Horsham is within the area we cover. We survey roofs across London and South East England. You can ring 07833 053749 or drop us an email with the address and a few details, and we’ll talk through which survey suits.

What does a block roof survey cost?

Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. To get a price, ring 07833 053749 or send us an email.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What access do you need for a block roof survey?

It depends on the building. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We tell you what’s needed when you book.

Is a landlord roof survey the same as a full building survey?

No, it’s a roof survey. It isn’t a RICS Level 2 or 3 building survey, and it’s not a structural engineer’s report.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Horsham homes and their roofs

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.

If you live in an older home near Hope Chapel, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces such as Warnham Park can get more leaves in their gutters in autumn. For landlords with property near Horsham station, a dated record of the roof is useful when planning maintenance across a let.
