What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Landlord roof survey in Southwater: what you get

A landlord roof survey shows you the state of a roof in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. You get a written report with photos and recommendations set out by urgency where relevant. It is a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you are worried about worn ridges, hips and verges and slipped or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Southwater, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. With a bit of garden around a house, as there frequently is around Southwater, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.

  1. We start by agreeing the scope, roof by roof.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

How to prepare

  • Make sure we can get to the back of the property
  • Jot down any questions you want answered
  • Leave a clear route to the loft

Advice

When to book a survey in Southwater

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

We’re often asked to look at:

  • Parapets and upstands in poor repair
  • Ceiling stains reported by tenants
  • Cracked or leaning shared chimneys
  • Loose ridge or hip tiles

If you look after a building such as Southwater Infant Academy, large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • What happens after the report arrives
  • Will they check the loft as well as the outside?
  • Whether any drone flown is registered with the CAA
  • What’s outside the scope of the survey

What a roof survey includes

Local roofs in Southwater

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

For an older house near a landmark like Holy Innocents Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you let a flat or house near Christs Hospital station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Southwater is about 3 miles south of Horsham, in West Sussex. If you are in Southwater, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Southwater is one of the towns and villages in West Sussex where we work. You can also see our page for Crawley.

Party-wall upstands and parapets

Parapet walls frequently hide gutters behind them. They’re checked where safe access allows.

Shared chimney stacks

Shared stacks need everyone involved to agree work, so a clear record helps.

Landlords, agents and block managers in Southwater

We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.

How we price landlord roof surveys

A few things affect what a survey costs:

  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office

To find out what your survey will cost, phone 07833 053749 or use the contact form and tell us about the roof. We’ll confirm the figure before booking.

Helping us price your survey

Getting the details right at the start saves time. It’s useful to include:

  • When you need the report by
  • The kind of building and roof involved
  • Access details, like a loft hatch or a shared roof
  • Why you want a survey: buying, a leak, a storm or new work

Landlord roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or drop us an email with the details.

Questions from Southwater

How do I find out if my home in Southwater is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you survey roofs for landlords with property near Christs Hospital station?

Yes, landlords and agents book with us as well as owners. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

How do I arrange a landlord roof survey in Southwater?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
