- Responsibility under a lease

Landlord roof surveys for homes and businesses in Worthing
The lease normally decides who is responsible for the roof and who pays. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. If you’re worried about mortar falling from ridges and verges and damaged party-wall upstands or parapets, a survey will tell you what’s going on.
In a place the size of Worthing, street trees and gardens shed leaves into gutters every autumn, and blocked gutters overflow and soak walls. Valley and parapet gutters can overflow inside the building. It’s one reason a roof is worth looking at as a whole, not just the obvious problem. Late autumn, once the leaves are down, is a sensible time to check gutters and outlets.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Rented homes, blocks and businesses
We survey roofs for letting agents and landlords as well as householders. A report with photos gives you a clear record of the let or shared roof, useful for planning maintenance.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
How we price landlord roof surveys
Survey packages start from £150, inc. VAT. The price for your roof depends on:
- Roof area
- Commercial roofs and larger buildings
- Features like valleys, chimneys, dormers and parapets
- Basic, Standard or Premium
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
Helping us price your survey
You don’t need to know any roofing terms. It is enough to let us know:
- Whether there is a loft hatch, a shared roof or tricky access
- What kind of property and roof it is
- Any photos you have, taken from the ground or a window
- Any marks or damp showing indoors
Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.
What we do, step by step
The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. In busier parts of Worthing, parking can be tight, so tell us about driveways, permits or nearby car parks. On the day, we check the roof from the ground, from windows and vantage points, from the loft where there is safe access and from the roof where it’s safe.
- You tell us about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- If you are buying, let the agent know when we’re coming
- Leave a clear route to the loft

Do you need a landlord roof survey in Worthing?
Many let properties sit under roofs that have seen decades of weather. Fixings, flashings and underlay can fail before the slates or tiles themselves so it pays to check how the roof is holding up.
Here are some of the things we see often:
- Choked outlets and gutters
- Worn ridges, hips and verges
- Cracked or lifting flashings
- Parapets and upstands in poor repair
If you live in an older home near St Andrew's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

FAQs for Worthing
How do I find out if my home in Worthing is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Can a landlord with a rental near West Worthing station book a roof survey?
Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or use the contact form and let us know about the building.
Can you inspect my roof with a drone?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.
Can you survey at the weekend?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Tips from our surveys
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Keep past survey reports with the building’s records
- Give tenants a simple way to report leaks
- Put urgent roof work at the top of the list
- Keep roof outlets and gutters clear
The report comes with photos and written recommendations ranked by urgency where relevant. We send it by email so you can share it with owners, agents or contractors.
Keep gutters and outlets clear and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.
What a landlord roof survey looks like in Worthing
Worthing is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Ecclesden Manor, about 3.1 miles west, is one of the historic houses in the wider area around Worthing. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. If you let a flat or house near West Worthing station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
