Our roof survey service in BN12
The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey natural slate, the roof space and ridges, hips and valleys, and people most often book us about ridge tiles that have lifted or moved and slates or tiles that have slipped or broken.
We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
How our prices work

What’s near Ferring
We work in homes and buildings around Chatsmore Catholic High School, St Andrew's Church and Ferring CofE Primary School, among other places. Ferring’s nearest station is Goring-By-Sea station, roughly 0.9 miles north-east. Nearby you’ll also find Rustington Museum (2.4 miles west) and Old Castle (2.6 miles north-east). Not far away are Highdown Hill.
Roofs, chimneys and gutters across BN12
In BN12, our roof surveys work takes in owners, landlords and managing agents, in Worthing, Durrington and East Preston and well beyond. Each report sets out what was seen, with photos and recommendations.
Our area covers London and South East England, including BN12. London and South East England have homes from every era, from period terraces to post-war new towns and new estates. In the coastal parts of BN12, the seaward side of a roof takes the most weather, and that’s where ridges, verges and flashings normally show it first.
Ferring: If you own a rental within reach of Goring-By-Sea station, a dated record of the roof is useful when planning maintenance across a let. For an older house near a landmark like St Andrew's Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Surveys for landlords and agents in BN12
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the survey around it.
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Why get it checked now?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We check them before they cause trouble.
Questions to ask before you book
- When you will get the report
- Whether the inside of the roof is included
- What’s outside the scope of the survey
- Whether VAT is added on top
Signs you need a roof survey
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.
Most people get in touch when they’ve noticed something like this:
- Cracked mortar along the ridge
- Gutters that overflow in heavy rain
- Slipped, cracked or missing slates and tiles
- Debris building up in roof valleys
When you need someone else
In fairness, there are limits to any roof survey:
- What’s under the slates, tiles or felt
- Asbestos testing of any kind
- A full building survey of the property
Before and after the survey
You do not need to be a roofer to help. What helps most:
- Leave roof access to professionals
- Gather any paperwork for past roof work
- Watch for slipped slates after bad weather
- File the report with your home documents
If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.
Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
Your questions about roof surveys in BN12
Will the report say how many years my roof has left?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Which days do you carry out surveys?
Surveys run on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and Premium includes a drone where applicable.
Do I need to be at home?
Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
How do I arrange a roof survey in BN12?
To arrange a survey, ring 07833 053749 or use the contact form and let us know the address and what you’d like to know. We’ll confirm the price and agree a day with you.
Can you look at a roof that is joined to next door?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
