Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Move stored items away from the loft hatch
  • Keep the report with your property records
  • Stay off ladders and the roof
  • Ask about a flat roof on an extension or garage too

Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.

Keep the roof space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Check insulation does not block the airflow at the eaves.

How a roof survey works in Hangleton

Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’re worried about loose ridge or hip tiles and standing water on a flat roof, we can find out what’s behind it.

Somewhere as small as Hangleton, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

FAQs for Hangleton

Do roofs near the sea, like those around Hangleton, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.

Does a conservation area affect roof work in Hangleton?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

How we price roof surveys

Prices always include VAT. What changes the price is:

  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • The size of the roof
  • The height of the building and how the roof can be seen safely

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

What to tell us when you contact us

There’s no need for technical words. It’s enough to tell us:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from the ground or a window
  • Any deadline, such as an exchange date
  • Access details, such as a loft hatch or a shared roof

Roof survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or send us an email with the details.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What a roof survey looks like in Hangleton

Hangleton lies within about 2 miles of the sea, where wind off the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near St Andrew's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Clapham Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. For site and facilities teams at buildings like Ferring CofE Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Hangleton is about 2 miles west of Worthing, in West Sussex. Surveys in Hangleton work the same way as everywhere we cover: a careful inspection, photographs and a written report. What happens on the day

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Cottages and farmhouses around Hangleton often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Getting ready for the survey

When you need someone else

It’s a careful look at the roof, not the whole story. Its limits include:

  • The condition of the rest of the building (that’s a RICS home survey)
  • Defects hidden under coverings or inside walls without opening up
  • How the roof will behave in every kind of weather

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.

Roof types and parts we check

  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Natural slate

Roof by roof

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. We look for lifted, cracked or slipped tiles.

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.
