How a roof survey works in Chichester

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. If you are worried about blocked, sagging or leaking gutters and flashings that have come away from the wall, we can find out what’s behind it, whatever the roof.

Semis and terraces in a town like Chichester share roof details with the neighbours. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can be seen safely from the property we’re surveying. Let us know when booking if you know of anything shared with next door.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or use the contact form with the addresses.

Landlords and agents in Chichester book surveys as well as householders. The report gives you a dated record of the roof, with photographs, useful for planning maintenance.

Tips from our surveys

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep a record of damp patches and dates
  • Find records of any re-roofing or repairs
  • Don’t climb onto the roof yourself
  • Check the roof from ground level after storms

File the report with your other home documents. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Compare each report with the last.

The survey, step by step

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. On timing, it typically takes an hour or two for most homes, depending on how many separate roofs there are. In Chichester, parking is rarely complicated, though it is useful to know about driveways or restrictions. The inspection covers what can safely be seen from outside, from windows and from the loft space, and from the roof itself where it is safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • Check we can get to the back of the property
  • Mention any parking restrictions on your street

Related advice

Can I check my roof myself?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

What happens if roof problems are left?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Around Chichester, water from a roof defect frequently goes unseen for a while, such as the loft insulation, the top of a wall or the roof timbers. By the time it shows inside, the job has grown.

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. We look for lifted, cracked or slipped tiles, especially at the verges and ridge.

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

Chichester homes and their roofs

The coast is about 5 miles or less from Chichester, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Goodwood House, about 2.7 miles north-east, is one of the historic houses in the wider area around Chichester. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Chichester station may find that the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of St Paul are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For site and facilities teams at buildings such as Lancastrian Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions from Chichester

How do I find out if my home in Chichester is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Chichester station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

What’s covered in a roof inspection?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it is safe. You get a photo-illustrated written report and recommendations.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What insurance do you have?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.
