How a roof survey works in PO10

Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. Common reasons to book are crumbling chimney pointing or cracked flaunching and debris building up in roof valleys, across ridges, hips and valleys, clay and concrete tiles and flat roofs.

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

How our prices work

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

Local landmarks in Emsworth

Typical jobs here are in homes near Bourne Community College, Church of St James and The Kings Arms. You’ll also find Eames Farm (1.4 miles south) and St James Church of England Controlled Primary School (within half a mile north). There’s a railway station in Emsworth itself: Emsworth station. Well-known places in the area include Havant War Memorial Hospital (2.2 miles west) and Emsworth Museum (under half a mile south). The countryside around Emsworth includes Brook Meadow (Emsworth).

Homes and roofs across PO10

Older homes across PO10 frequently keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones. Each roof in PO10 is checked with its age and materials in mind. Parts of PO10 are coastal, so wind can decide whether a drone flies or a roof can be reached safely. If conditions are not right, the visit moves to a calmer day.

Emsworth: Historic houses such as Warblington Castle, about 1.3 miles west, show how far back building around Emsworth goes. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. Take a building like St James Church of England Controlled Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Landlords, agents and block managers in PO10

Landlords and agents in PO10 book surveys as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or use the contact form.

Why get it checked now?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.

Before you book any surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Their report turnaround times
  • Whether you get a written report with photos
  • Is VAT included in the price?

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • An exact number of years the roof has left
  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that’s a RICS home survey)

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

Roof by roof

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

Clay plain and peg tiles

Older homes in the Weald and across the South East often have clay plain tiles. When pegs or battens rot, tiles slip.

Questions from PO10

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long will you be at the property?

On site, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.
