Roof survey in PO20: how it works

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Typical surveys look at torn or sagging underlay and worn or blocked valleys, on chimney stacks, ridges, hips and valleys and the roof space.

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two on an ordinary house; commercial roofs usually need 3–4 hours.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a photo-illustrated written report and recommendations.

Homes and roofs across PO20

From Chichester, Selsey and Portfield to smaller places, people across PO20 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in PO20 are part of that picture. Coastal parts of PO20 can be windy, which matters for drone flights, as a small drone can’t fly safely in strong wind, so the weather on the day decides. Roofs there also face driving rain and salt air.

Selsey: If you look after a building such as Seal Primary Academy, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to St Peter's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look.

What a survey costs

All our prices include VAT. What changes the price is:

  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from ground level or a window
  • The style of property, from a terrace to a block
  • When you need the report by

A quick phone call is normally the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. You will have a price before anything is arranged.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Stay off ladders and the roof
  • Watch for slipped slates after bad weather
  • Mention any damp patches when you book
  • Keep a record of damp patches and dates

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

Why act early?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and wet timber starts to decay. Catching it early means less to put right.

What to check before booking

  • Which viewpoints they use to see the roof
  • What follow-up you get after the report
  • Whether the loft is part of the inspection
  • How soon the report will arrive

FAQs for PO20

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it when you book and we will explain what’s needed.

Can you survey a roof I share with a neighbour?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

How long does a roof survey take?

It typically takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

How much is a survey?

Roof survey starts from £150, including VAT. You will know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or send us an email.
