Electronic leak detection in Selsey: what you get
There are different ELD methods. Low-voltage testing is normally done with the surface wet and high-voltage methods need the membrane dry and exposed. The right method depends on the membrane and the build-up of the roof and we explain which we will use. If neither method suits your roof, we will tell you before any testing starts. We are often asked to look into damp inside with no sign on the roof and gaps at membrane joints, across roof terraces and balconies, liquid-applied waterproofing and commercial flat roofs.
Garages and porches on estates in towns like Selsey frequently have flat roofs. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed. Each kind of covering, from felt to rubber and GRP, is checked in its own way. Asbestos testing is not part of what we do, though a report may flag materials that could contain it.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

FAQs for Selsey
Is the coastal weather around Selsey hard on roofs?
Often, yes. Selsey is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
How do I find out if my home in Selsey is listed?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
How quickly is the report sent?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Do you need to get into the loft?
Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
The survey, step by step
The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect a length of time set by the roof’s area and construction, which we’ll explain when we quote. A typical visit in Selsey begins with the street side of the roof and then moves round the building. The back garden is frequently where extensions, dormers and rear slopes are best seen, so unlocked gates help. Then, if it can be reached safely, we look in the loft.
- First, you let us know about the roof build-up and where water is showing.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- The roof is tested and any breaches are located.
- The breaches are recorded with photographs in a report for your roofer.
How to prepare
- Let us know about parking near the property
- Jot down any questions you want answered
- Move anything stored under the loft hatch

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, ring 07833 053749 or send us an email.

What electronic leak detection looks like in Selsey
The coast is about 1 mile or less from Selsey, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Take an older house close to St Peter's Church: the flat roofs on later extensions tend to wear out long before the main roof.

When to book a survey in Selsey
Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Some are too small to see but water still finds them.
Things that frequently lead to a survey include:
- Leaks under green or ballasted roofs
- Leaks that return after repairs
- Punctures from foot traffic or tools
- Leaks at pipes, outlets or fixings
Take a building like Seal Primary Academy: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.
Before you book any roof surveyor
- Their track record with similar roofs
- What the survey won’t cover
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What exactly goes into their report
What electronic leak detection does not cover
In fairness, a roof survey has limits:
- Roofs whose membrane or build-up isn’t suitable
- Water entering through details rather than the membrane
- Parts of the roof covered by fixed equipment
If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.

Practical tips
From years of surveys, a few habits stand out:
- Clear flat roof outlets regularly
- Do not leave water getting in
- Check new waterproofing before handover
- Keep a note of leaks after rain
Keep the report with the roof’s records. It shows the condition of the membrane on that date.
Don’t leave a flat roof leak running. Water under a membrane can spread.

How the survey changes by roof type
Liquid-applied waterproofing
What lies under a liquid coating decides if ELD will work.
Inverted and paved roofs
Inverted roofs have the insulation on top of the waterproofing and that changes how testing works.
