Electronic leak detection in Street End

Electronic leak detection works on many flat roof membranes, on homes, blocks and commercial buildings. It helps trace a leak you already have or to test a new membrane before it’s covered. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends when conditions allow. Just ask about your roof. Common reasons to book are leaks showing away from the breach and patched roofs that still leak, on roof terraces and balconies, commercial flat roofs and green roofs.

Somewhere as small as Street End, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Don’t keep patching the same spot
  • Check new waterproofing before handover
  • Share any drawings of the roof
  • Keep foot traffic on flat roofs to a minimum

Once repairs are made, the roof can be tested again if you want to check them, where the roof still suits the method.

Don’t leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.

Electronic leak detection around Street End

The coast is about 2 miles or less from Street End, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For site and facilities teams at buildings such as Sidlesham Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Chichester station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to St Mary Our Lady Sidlesham: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Street End is about 4 miles north of Selsey, in West Sussex. Whether the building in Street End is a house, a flat or a commercial unit, the roof can be surveyed. Street End is one of the places in West Sussex we cover. For surveys nearby, see our Portsmouth page.

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. Around Street End, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Sections we can’t safely access
  • Roofs whose membrane or build-up is not suitable
  • Water entering through details rather than the membrane

If in doubt, ring 07833 053749 or email us and we will suggest the right survey before you book. What our survey covers.

Street End questions

Is Street End within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does being near the coast affect roofs in Street End?

It can do. Street End is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Which method do you use?

The method is chosen to suit the roof. Low-voltage methods are normally carried out on a wet roof, while high-voltage testing needs a dry, exposed membrane.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Why get it checked now?

ELD before paving, ballast or planting goes on is simpler. Covered roofs are harder to test. Older cottages and farmhouses around Street End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for the job before you book.

Why book with us

See our cost guide or what we found on two real jobs.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
