Electronic Leak Detection in Keynor Estate
Electronic leak detection to pinpoint holes in flat roof membranes in Keynor Estate, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Stains far from any visible defect
- Waterproofing to test before it is covered
- Punctures from foot traffic or tools
Roof by roof
Single-ply membranes
ELD often works on single-ply membranes, depending on the type and build-up.
Inverted and paved roofs
Inverted roofs have the insulation on top of the waterproofing and that changes how testing works.
Electronic leak detection in Keynor Estate: what you get
Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. You get a photo-illustrated written report of each breach found. We survey green roofs, commercial flat roofs and roof terraces and balconies, and common reasons people get in touch are leaks under green or ballasted roofs and holes left by work on the roof.
Flat roofs on exposed homes in small places like Keynor Estate take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report records the flat roof membrane as we found it on the day. It is useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Your questions about electronic leak detection in Keynor Estate
Is Keynor Estate within the area you cover?
Yes, Keynor Estate is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is my home in Keynor Estate listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
How experienced are you?
We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
How do you choose the testing method?
It depends on the membrane and the build-up. Low-voltage testing typically needs a wet surface, while high-voltage testing needs a dry, exposed membrane.
Does the report include photos?
Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.
Will you go up on the roof?
Only where it’s safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Flat and commercial roofs around Keynor Estate
The coast is about 2 miles or less from Keynor Estate, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
For landlords with property near Chichester station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near St Mary Our Lady Sidlesham, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Take a building like Sidlesham Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

How the survey works
The visit has one job: to see as much of the flat roof membrane as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote. Somewhere as small as Keynor Estate, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with what you know about the roof and the leak.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- We test the roof and locate any breaches.
- You get a report with photos of each breach.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Keep pets inside or away from the areas we are looking at
- Have keys ready for side gates, garages or roof access doors

Rented homes, blocks and businesses
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

What electronic leak detection does not cover
We only report whatever is safely visible on the day, so some things are outside what a survey can do:
- The extent of water in the insulation
- Sections we can’t safely access
- Some conductive membranes
If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.
What we look at
- Roof terraces and balconies
- Flat roof membranes
- Liquid-applied waterproofing
- Single-ply roofs
- Green roofs
- Commercial flat roofs
Leave it or get it looked at?
Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.
