Our electronic leak detection service in West Sussex

Our ELD report shows where each breach was found, with photos. Your roofer can then repair those points rather than guessing. Repair costs are not part of the report, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. Results come in a written report with photos. We survey roof terraces and balconies, green roofs and single-ply roofs, and the problems we’re asked to look at most are leaks showing away from the breach and failed seams and laps.

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. Most visits take a time that depends on the roof’s area and construction, which we’ll explain when we quote.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

How our prices work

Every price we give includes VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your survey before you book.

Electronic leak detection across West Sussex: local notes

Across West Sussex, from Crawley, Horsham and Worthing outwards, flat roofs cover everything from garages to commercial units. Felt, asphalt, EPDM rubber, GRP and single-ply membranes each fail in their own way.

We work right across London and South East England, from the Isle of Wight to Hertfordshire, and West Sussex is well within that. We survey on any day of the week. Parts of West Sussex are coastal, so wind can decide whether a drone flies or a roof can be reached safely. A windy forecast can mean a change of date.

Crawley: For site and facilities teams at buildings such as Three Bridges Junior School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you look after a shop, office or commercial unit, for example near County Mall, the flat roofs over shops and commercial units are worth checking before a leak, not after.

Surveys for landlords and agents in West Sussex

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

Why roofs fail

Flat roof membranes can be punctured by foot traffic, dropped tools or debris. Many are tiny but water still finds them.

People normally book a survey when they’ve noticed one of these:

  • Breaches hidden under paving or planting
  • New roofs to check before paving or planting
  • Stains far from any visible defect
  • Holes around roof penetrations

Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Leave it or get it looked at?

Repeated call-outs for the same leak add up. A clear record of where the breaches are helps break that cycle.

Before booking any surveyor

  • When you will get the report
  • What they won’t be able to tell you
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

Roof by roof

Bituminous membranes

Older felt roofs often have seams and patches that can leak. We test where the roof suits it.

Green and ballasted roofs

Parts of the covering may have to come up. We explain what’s needed when we quote.

Common questions in West Sussex

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How do I book a survey in West Sussex?

The quickest way is to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof. Surveys run on any day of the week.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you contact us and we will plan the survey around it.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can every flat roof be tested?

Not every roof is suitable. Some membranes conduct electricity, and some build-ups lack a suitable layer below. If your roof will not work, we will say so before testing.
