Adur questions

How do I find out if my home in Adur is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Does being near the coast affect roofs in Adur?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does electronic leak detection work on all membranes?

ELD does not suit every roof. Certain membranes are conductive, and some build-ups lack a suitable layer below. We’ll tell you if yours is not suitable before testing.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it as you book and we’ll explain what’s needed.

How long will testing take?

Testing typically takes a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.

How electronic leak detection works in Adur

You get a report showing the location of each breach, with photographs. It tells your roofer exactly where to repair rather than guessing. We do not estimate repair costs, so your roofer prices the work. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. You get a written report with photographs. We’re often asked to look into damp inside with no sign on the roof and leaks under green or ballasted roofs, on roof terraces and balconies, single-ply roofs and green roofs.

In a small place like Adur, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Can I check my roof myself?

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Landlords, agents and building managers in Adur and across West Sussex can book any of our surveys. For a price for a let property or a block, call 07833 053749 or send us an email.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take as long as needed for the membrane area and the build-up, and we’ll give you a guide when quoting. For a village or hamlet like Adur, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Preparing for the visit

  • Dig out any old roof reports or invoices
  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed

Book a survey

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just call 07833 053749 or use the contact form when you’re ready.

How we price electronic leak detection

A few things affect what a survey costs:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can be seen safely
  • The size of the roof

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for the job before you book.

Getting in touch

We’ll usually ask about:

  • Where water is showing inside, if it is
  • The address and postcode of the property
  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage

To get a price for electronic leak detection in Adur, ring 07833 053749 or use the contact form. The address, the type of property and what you’d like to know help us price the survey accurately.

Roof by roof

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but can still be punctured.

Bituminous membranes

Many flat roofs use bitumen-based membranes. The build-up decides which method will work.

Leave it or get it looked at?

ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. For older village homes like those around Adur, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Local flat roofs in Adur

The coast is about 2 miles or less from Adur, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you look after a building such as The Sir Robert Woodard Academy, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If your house is among the older ones in the streets near St Nicolas' Church, the joins between later flat roofs and the old walls are where problems usually start. If you own a rental within reach of Shoreham-By-Sea station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Adur is about 1 mile north-west of Shoreham-by-Sea, in West Sussex. Adur is one of many places we visit across West Sussex, for houses, flats and commercial buildings. We cover towns and villages across West Sussex, large and small. There’s also a page for Brighton.

We cover every part of the BN43 and BN15 postcode area for electronic leak detection. If you need electronic leak detection at a property on Steyning Road, Coombes Road and Mill Hill or anywhere close by, we can help. Close by, we survey roofs in Old Shoreham (1 mile south), Shoreham-by-Sea (1 mile south-east), Castle Town (2 miles north), Kingston by Sea (2 miles east) and Southwick (3 miles south-east). Larger places within reach include Horsham (15 miles north), Worthing (5 miles south-west), Haywards Heath (13 miles north-east), Burgess Hill (10 miles north-east), Littlehampton (11 miles west) and Rustington (10 miles west).
