Flat roof surveys in Adur

How it works

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes an hour or two for a small flat roof at home, and longer for a large commercial one. Rural addresses near Adur can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can be seen safely.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • For flats, check roof access has been agreed

How a flat roof survey works in Adur

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. You then have something specific to put to the seller or agent. We survey GRP fibreglass, felt flat roofs and EPDM rubber, and common reasons people get in touch are pools of water lying on the roof and outlets choked with leaves and silt.

Some older homes in villages like Adur are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, and recommendations are put with the most urgent first where relevant.

Honest limits

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Structural calculations, which need a structural engineer
  • A promise that the roof will not leak in future

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

What this survey covers

  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber

How the survey changes by roof type

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

Mastic asphalt

Without seams, asphalt tends to fail through cracking and at its skirtings. We record any crazing or splits and where water may be getting in.

Surveys for landlords and agents in Adur

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Common roof problems in Adur

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re frequently the first things to fail.

People typically book a survey when they’ve noticed something like this:

  • Upstands pulling away from walls
  • Pools of water lying on the roof
  • Raised blisters across the surface
  • Loose or cracked edge trims

Take a building like The Sir Robert Woodard Academy: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • Whether any drone flown is registered with the CAA
  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photos
  • Their insurance cover

What to expect from a roof survey

Your questions about flat roof surveys in Adur

Is the coastal weather around Adur hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is Adur within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.

Will you walk on the flat roof?

We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. We never walk on fragile rooflights or sheeting.

How do I arrange a flat roof survey in Adur?

Simply ring 07833 053749 or send us an email with the address. We will ask a few questions, confirm the price and agree a date.

How much is a survey?

Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Leave it or get it looked at?

Ponding seldom gets better on its own. Most often it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

What a flat roof survey looks like in Adur

The coast is about 2 miles or less from Adur, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For landlords with property near Shoreham-By-Sea station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Portslade Manor lies about 3.2 miles east, so building around Adur goes back a long way. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.
