Landlords, agents and block managers in Worthing

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

How a flat roof survey works in Worthing

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. If you are worried about gaps at upstands and abutments and loose or cracked edge trims, a survey will tell you what’s going on, on EPDM rubber, mastic asphalt and single-ply membranes alike.

Business premises in a place the size of Worthing often sit under big flat or low-pitched roofs. On a large roof, a leak can be hard to trace by eye. Moisture readings, and electronic leak detection where the membrane suits it, help narrow it down. Membranes usually fail at outlets, upstands and laps, so those get a careful look.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, with the urgent items made clear.

What affects the cost of flat roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Commercial roofs and larger buildings
  • Features like valleys, chimneys, dormers and parapets
  • How many separate roofs there are, like extensions, dormers and garages
  • Building height and the viewpoints available

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

What to let us know when you get in touch

We will normally ask about:

  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or use the contact form.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Local flat roofs in Worthing

The coast is about 2 miles or less from Worthing, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Ecclesden Manor, about 3.1 miles west, is one of the historic houses in the wider area around Worthing. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take a building like Durrington High School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of West Worthing station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to St Andrew's Church: the flat roofs on later extensions tend to wear out long before the main roof.

How the survey works

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes an hour or two for a small flat roof at home, and longer for a large commercial one. In Worthing, we survey everything from flats and houses to commercial buildings. Each building type brings its own access questions, from shared stairwells to locked plant rooms. Surveys can be booked for any day of the week.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Advice

How the survey changes by roof type

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Leave it or get it looked at?

Before replacing a flat roof, it helps to know if you really need to. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. In a place with as many rented homes as Worthing, small roof faults often turn into tenant complaints. Finding it early, between tenancies if possible, is simpler than dealing with it mid-let.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Common questions in Worthing

Do roofs near the sea, like those around Worthing, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Can you look at the flat roof of a hotel or office near Worthing?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you will get a quote based on the building.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will plan the survey around it.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Is Worthing in your area?

Yes. We survey roofs across London and South East England, and that includes Worthing.
