Our roof survey service in BN14

Our roof surveys cover BN14 and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, ring 07833 053749 or email us. We survey ridges, hips and valleys, flat roofs and chimney stacks, and the problems we are asked to look at most are condensation or damp timbers in the loft and worn or blocked valleys.

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Roof surveys across BN14: local notes

From Worthing, Broadwater and Salvington to smaller places, people across BN14 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.

Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in BN14. Flights that need permission only go ahead once it is given. Parts of BN14 are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Broadwater: Anyone responsible for a site like Broadwater CofE Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your home is one of the older ones in the streets near St. Mary's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Useful tips for BN14 property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Make sure we can open the loft hatch
  • Don’t climb onto the roof yourself
  • Check the roof from the ground after storms
  • Photograph stains when they appear

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Every so often, look in the loft space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

When you need someone else

It is useful to know what a survey won’t do before you book:

  • The condition of the rest of the building (that is a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Faults hidden behind ceilings or boarding

Roof by roof

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

Natural slate

Inside the loft space, we check what’s under the slates. There may be old felt underlay, or none at all on very old roofs.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Your questions about roof surveys in BN14

Will the report say how many years my roof has left?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Can you check whether my roof contains asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and recommends a specialist asbestos surveyor looks at them.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we’ll say so. We don’t provide structural calculations.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it when booking and we’ll explain what’s needed.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
