Roof surveys across BN99: what to expect
There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. Typical surveys look at ponding, splits or blisters on flat roofs and slates or tiles that have slipped or broken, on flat roofs, natural slate and lead flashings.
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. Most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We look at the roof from every safe viewpoint outside.
- Inside, we check the roof space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Goring-by-Sea: If you let a flat or house near Goring-By-Sea station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For site and facilities teams at buildings like Goring-By-Sea CofE (Aided) Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
Landlord and commercial surveys in BN99
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
What we are asked to look at in BN99
Slates and tiles often outlast the fixings that hold them. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot, letting tiles move.
Common reasons to book include:
- Condensation or damp timbers in the loft
- Lifted, split or missing lead flashings
- Loose ridge or hip tiles
- Worn or blocked valleys
DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Honest limits
In fairness, a roof survey has limits:
- Asbestos testing of any kind
- What’s under the slates, tiles or felt
- How the roof will behave in every kind of weather
How we price roof surveys
We confirm the price for the job before booking. This is what makes a difference:
- Any need for thermal images or a drone flight
- The size of the roof
- The shape of the roof and its details
- The height of the building and how the roof can be seen safely
To find out what your survey will cost, ring 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.
What to tell us when you get in touch
A few details help us recommend the right survey and price. When you contact us, let us know:
- The type of building and roof, such as pitched or flat
- Dates you’re working to, such as exchange
- Anything about access we should know
- Any stains, drips or damp patches you’ve seen indoors
Once you know what you need, phone 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.
FAQs for BN99
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we will say so. We don’t provide structural calculations.
Do you look in the roof space?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
How soon is the report ready?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Can you check whether my roof contains asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
What insurance do you have?
Our cover is professional indemnity plus public liability.
