How new roof snagging works in Goring-by-Sea

Our snagging inspections cover Goring-by-Sea and the rest of London and the South East. A visit normally takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. Everything visible from safe vantage points is looked at including by drone where it applies. A photo report follows. We inspect on weekdays and at weekends. If you’ve noticed gutters or fascias damaged during the job and underlay ending short at the eaves, a survey will tell you what’s going on, on flashings and valleys, loft conversions and dormers and new-build homes alike.

Bungalows, chalet bungalows and older cottages are common in smaller places like Goring-by-Sea, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Goring-by-Sea or checking a new roof there. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the new roof, any defects and our written recommendations.

Can I check my roof myself?

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Buying a home or a new roof in Goring-by-Sea

Goring-by-Sea is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For an older house near a landmark like St Mary's Church, the roof may have had decades of patch repairs, and the survey shows where they are. Historic houses such as Ecclesden Manor, about 2.3 miles north-west, show how far back building around Goring-by-Sea goes. If you’re buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

For landlords and managing agents

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Questions from Goring-by-Sea

Does a conservation area affect roof work in Goring-by-Sea?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Goring-by-Sea?

Yes, Goring-by-Sea is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Will you check every nail and clip?

No. We don’t open up the new roof, so fixings under the coverings can’t be checked. We note what couldn’t be seen.

Why get it checked now?

Small faults on a new roof can grow. Loose details can let water through during the first winter. Finding them early means they can be dealt with quickly. With lower homes, common in places like Goring-by-Sea, there is little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for your roof before booking.

What we are asked to look at in Goring-by-Sea

Snags happen on many building jobs. Fiddly details are often where things go wrong, especially when the weather is against them.

Problems we come across often include:

  • Cracked lower roofs or marked walls after the work
  • Missing or blocked roof ventilation
  • Loose flashings at walls or chimneys
  • Underlay at the eaves left exposed

If you own a rental within reach of Goring-By-Sea station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What to expect from a roof survey

What happens on the day

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes about 1–2 hours for most houses, and longer for a large or complex roof. Homes around Goring-by-Sea often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The coverings, ridges, hips and verges are checked as far as can safely be seen.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photos of each snag.

Preparing for the visit

  • Clear the way to the loft hatch
  • Note where any stains or damp appear
  • Find any records of previous roof work
