How a roof survey works in BN16
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. Common reasons to book are lifted, split or missing lead flashings and standing water on a flat roof, across lead flashings, the roof space and flat roofs.
The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit usually takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours.
- You pick the package that suits your roof.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- You get a written report with photos and clear recommendations.

Around Rustington
Typical jobs here are in homes near Rustington Community Primary School, The Parish Church of St Peter and St Paul and The Littlehampton Academy. Nearby too are Mewsbrook Park (0.9 miles south-west) and Littlehampton College (1.2 miles west). Rustington’s nearest station is Angmering station, about 0.9 miles east of the centre. Well-known places in the area include Zachary Merton Hospital (within half a mile south-east) and Lyminster Siege Castle (3 miles north-west). For a walk, there is WWT Arundel and Highdown Hill.
Homes and roofs across BN16
Older homes across BN16 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
Several airports in London and the South East have flight restriction zones around them, so the Drone Safety Map is checked before any drone flight in BN16. Flights that need permission only go ahead once it is given. Along the coast in BN16, roofs facing the sea take the brunt of the weather, and that is where ridges, verges and flashings typically show it first.
Rustington: If you look after a building such as Rustington Community Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Mewsbrook Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- A structural engineer’s report
- Confirmation of asbestos in soffits or cement sheets
- A full building survey of the property
Landlords, agents and block managers in BN16
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.
We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the roof, useful for planning maintenance.
Different roofs, different checks
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or split lead lets water straight in, and lead is a target for theft.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles.
What happens if roof problems are left?
Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention.
Before you book any surveyor
- How soon the report will arrive
- How much experience they have with roofs like yours
- Which viewpoints they use to see the roof
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
Before and after the survey
Here are a few things we’d tell any owner:
- Include dormers, porches and garages when you book
- Take photos of any leaks as they happen
- Check we can open the loft hatch
- Keep the report with your property records
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
Your questions about roof surveys in BN16
How long does a roof survey take?
It usually takes an hour or two for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we’ll agree the details when you book.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It does not include structural calculations, which need an engineer.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are looked at from your side.
What’s the best way to book?
Just phone 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date.
Do you work in BN16?
Yes. We cover BN16 and the rest of West Sussex, as part of our work across London and South East England. To book, phone 07833 053749 or send us an email.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
