Chimney survey in Rustington
If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. Common reasons to book are gaps where the stack meets the roof and unused flues sealed without airflow, on chimney pots and cowls, shared and party-wall stacks and flaunching.
Houses in smaller places like Rustington can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Roofs, chimneys and gutters in Rustington
Rustington lies within about 1 mile of the sea, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Historic houses such as Ecclesden Manor, about 2 miles north-east, show how far back building in the area around Rustington goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
For landlords with property near Angmering station, the gap between tenancies is a good time to have the roof looked at. Trees in and around Mewsbrook Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Questions from Rustington
Do roofs near the sea, like those around Rustington, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Do you cover smaller places like Rustington?
Yes. Rustington is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
What does the report include?
It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Do you climb onto every roof?
Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.
DIY checks: what’s safe
What you can’t do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
What affects the cost of chimney surveys
When we price a survey, we consider:
- The roof’s overall size
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, like extensions, dormers and garages
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
What to let us know when you get in touch
Getting the details right at the start saves time. Please include:
- Any deadline, such as an exchange date
- The property’s address and postcode
- Access details, such as a loft hatch or a shared roof
- Pictures from the garden or a window, if you have them
You can call us seven days a week. For a price or to book, phone 07833 053749 or drop us an email.
What we are asked to look at in Rustington
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People normally call us when they notice damp or a problem with the stack, or before a purchase.
Look out for signs like these:
- Cracked or missing flaunching
- Redundant stacks capped without ventilation
- Damp patches on chimney breasts
- Loose, cracked or missing pots
For an older house near a landmark such as The Parish Church of St Peter and St Paul, old fixings, lead flashings and tall chimneys are typical of older roofs.
What to check before booking
- Whether you can ask questions once you have the report
- What’s outside the scope of the survey
- When you will get the report
- What exactly goes into their report
Honest limits
A survey is a proper look at the chimney stack, but it can’t do everything. Its limits include:
- Checks on boilers, fires or their flues
- Whether the flue is safe to use
- Hidden damage within the stack
If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey. What a survey covers and does not.
Roof types and parts we check
- Brick chimney stacks
- Chimney breasts
- Shared and party-wall stacks
- Flaunching
- Chimney pots and cowls
- Lead flashings
The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Some parts of a survey depend on the weather, so a visit to Rustington is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- You receive a written report setting out what needs attention first.
Preparing for the visit
- Move anything stored under the loft hatch
- Jot down any questions you want answered
- Make sure we can get to the back of the property
Arrange a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.
Related advice
Before and after the survey
Small things make a difference. Our tips:
- Leave close inspection to people with safe access
- Ask about consent before removing a chimney on an older property
- Have brackets on the chimney checked
- Use the report as a baseline for future checks
The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it’s easy to follow.
Watch for damp or staining on chimney breasts. The sooner damp is spotted, the easier the cause is to find.
