How a chimney survey works in Lancing

Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We survey flaunching, chimney pots and cowls and lead flashings, and people most often book us about redundant stacks capped without ventilation and a stack that appears to lean.

Around Lancing, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

DIY checks: what’s safe

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Landlord and commercial surveys in Lancing

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the chimney stack, with photographs, useful for planning maintenance.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Practical tips

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Use the report as a baseline for future checks
  • Find out whether changes to a stack need permission
  • Make sure fixings on the stack are secure
  • Glance at the stacks from the street now and then

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.

What happens on the day

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. With a bit of garden around a house, as there often is around Lancing, the roof can be viewed from several angles. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft

FAQs for Lancing

Does a conservation area affect roof work in Lancing?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Can a landlord with a rental near Lancing station book a roof survey?

Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building.

What will the report tell me?

A written report with photos, covering the condition of the chimney stack, the defects we found and what we recommend, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What if it rains on the day?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Roof by roof

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It’s usually a modest repair when it’s caught early.

Lancing homes and their roofs

Lancing lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. About 4.6 miles east lies Portslade Manor, a reminder of how long the area around Lancing has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like The Globe Primary Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to St. Michael & All Angels: its roof may have old fixings, lead flashings and chimneys that need a closer look. Living close to Brooklands Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
