Chimney survey in Burgess Hill: what you get

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. You then know where to start. We survey chimney pots and cowls, flaunching and brick chimney stacks, and the problems we are asked to look at most are bricks with flaking faces and unused flues sealed without airflow.

Around Burgess Hill, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can safely be seen from the property we’re surveying. It helps to mention any shared stacks or gutters when you book.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Burgess Hill: your questions answered

Does a conservation area affect roof work in Burgess Hill?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you carry out roof surveys in Burgess Hill?

Yes, Burgess Hill is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we’ll plan the survey around it.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

What’s in the report?

It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too.

How it works

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. As for time on site, it typically takes an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Most visits in a town like Burgess Hill start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. Then, if it can be reached safely, we look in the loft.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work
  • Check the loft hatch can be reached

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Keep the report to compare against at the next survey
  • Have the flue swept and checked if you use the fire
  • Check unused flues are capped with ventilation
  • Remove aerials or dishes from the stack if they’re no longer needed

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check your stacks from the street or garden after a storm. With binoculars, you can often see cracked flaunching or lifted lead.

Landlords, agents and block managers in Burgess Hill

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Why act early in Burgess Hill

A small amount of repointing or new flaunching is usually a modest job. Leave it, and frost can work the stack loose, and the work grows. In a family home in Burgess Hill, a small roof fault lets water into places you can’t see, soaking loft insulation, wall tops and timbers. By the time it shows inside, the job has grown.

Chimney surveys in Burgess Hill: local notes

The wider area around Burgess Hill has a long history of building, with Ockenden Manor about 3.4 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take a building like St Wilfrid's Catholic Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark like St John the Evangelist's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you own a rental within reach of Burgess Hill station, a dated record of the roof is useful when planning maintenance across a let.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether a gas appliance or its flue is safe
  • Structural calculations for a leaning stack
  • The inside of the flue, which needs a sweep or flue specialist
