Chimney survey in Shoreham-by-Sea

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. Typical surveys look at gaps where the stack meets the roof and damaged chimney pots and cowls, on shared and party-wall stacks, chimney breasts and flaunching.

Shoreham-by-Sea mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for Shoreham-by-Sea

I let a flat near Shoreham-By-Sea station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Shoreham-by-Sea listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it when you book and we will explain what’s needed.

Is a leaning chimney dangerous?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

How do I arrange a chimney survey in Shoreham-by-Sea?

The quickest way is to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will suggest the right survey. We survey on any day of the week.

Do you look in the loft space?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What a chimney survey looks like in Shoreham-by-Sea

The coast is about 1 mile or less from Shoreham-by-Sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

Historic houses like Portslade Manor, about 2.3 miles east, show how far back building around Shoreham-by-Sea goes. Older homes in the area may have roofs that need matching materials when work is done. The streets around a church such as St Mary de Haura Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Shoreham-By-Sea station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What we cannot see

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • Gas safety checks, which need a Gas Safe registered engineer
  • What’s inside the brickwork or behind render, without opening up
  • A structural engineer’s assessment

The survey, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take between one and two hours at a house, as part of a look at the roof around the stack. A visit in Shoreham-by-Sea runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you won’t be there yourself, let us know who will let us in.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. The report, with photos and recommendations, is emailed to you.

How to prepare

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Don’t use a ladder to reach the stack yourself
  • Glance at the stacks from the street now and then
  • Photograph damp patches with the date
  • Remove aerials or dishes from the stack if they’re no longer needed

You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

Roof by roof

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report says what can and can’t be judged.

Lead flashings

Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
