Independent chimney surveys in Castle Town

About our chimney survey in Castle Town

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. Typical surveys look at spalled or crumbling bricks and flaunching that has broken away, across chimney pots and cowls, chimney breasts and shared and party-wall stacks.

Some older homes in villages like Castle Town are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Castle Town: your questions answered

How do I find out if my home in Castle Town is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover smaller places like Castle Town?

Yes, Castle Town is on our map. A small place gets exactly the same survey as a big one.

What happens after the survey?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Should a redundant chimney be removed?

It depends on its condition and your plans. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

What does a chimney survey cover?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. You get a written report with photos.

What affects the cost of chimney surveys

We confirm the exact price before booking. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • Extra roofs, like extensions, dormers or garages
  • The roof’s overall size

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Helping us price your survey

We will normally ask about:

  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • Pictures from the garden or a window, if you have them
  • The kind of building and roof involved

Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or email us.

Castle Town homes and their roofs

The coast is about 4 miles or less from Castle Town, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

With Portslade Manor about 4.2 miles south-east, the area around Castle Town has a long history. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up. Homes near green spaces like Hillside Park (parke sa Hiniusang Gingharian) can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether a gas appliance or its flue is safe
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Hidden damage within the stack

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roof types and parts we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Brick chimney stacks
  • Lead flashings
  • Flaunching
  • Chimney pots and cowls

Signs you need a chimney survey in Castle Town

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

These are some of the problems a survey can pick up:

  • Bricks with flaking faces
  • Redundant stacks capped without ventilation
  • Signs that a stack is leaning
  • Flaunching that has broken away

For landlords with property near Shoreham-By-Sea station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Their report turnaround times
  • Whether you can ask questions once you have the report
  • Whether you get a written report with photos
  • Will they check the loft as well as the outside?

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Check that disused chimneys can still breathe
  • Glance at the stacks from the street now and then
  • Use a Gas Safe registered engineer for gas appliances
  • Leave close inspection to people with safe access

Once we have been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report. On timing, it usually takes roughly 1–2 hours for a house, and longer for a large or complex roof. In a small place like Castle Town, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photographs and recommendations, is emailed to you.

Flaunching

The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.
