About our chimney survey in Littlehampton

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. We survey lead flashings, chimney pots and cowls and flaunching, and common reasons people get in touch are damp on a chimney breast inside and flaunching that has broken away.

Littlehampton mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes frequently keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later.

Littlehampton: your questions answered

I let a flat near Littlehampton station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need.

Does being near the coast affect roofs in Littlehampton?

Often, yes. Littlehampton is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

What insurance do you have?

Our cover is professional indemnity plus public liability.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.

How long will you be at the property?

Most surveys take an hour or two for most homes, a little longer where there are several stacks. The report follows by email.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Why it is worth a survey now in Littlehampton

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent, so check with them first. Blocked gutters and downpipes on homes in Littlehampton overflow onto walls. A slipped tile or worn flashing does the same higher up. Left alone, both only get worse.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Why us?

  • CAA-registered drone operator (Flyer ID and Operator ID)
  • 5,000+ surveys completed
  • Independent findings on the roof’s condition

What a chimney survey looks like in Littlehampton

Littlehampton lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Living close to Mewsbrook Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you let a flat or house near Littlehampton station, a roof report helps you deal with small faults before they turn into a call from a tenant.

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up
  • Whether the flue is safe to use

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Brick chimney stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching

What happens on the day

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey normally takes between one and two hours at a typical home, and about three to four hours for a commercial roof. For a home in Littlehampton, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. The findings are written up with photographs and recommendations and emailed to you.

How to prepare

  • Leave a clear route to the loft
  • For flats, check roof access has been agreed

Advice

Common roof problems in Littlehampton

Where a chimney meets the roof, lead flashings keep water out. They can lift in wind, crack with age or pull out of the mortar joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.

People usually book a survey when they’ve noticed one of these:

  • Redundant stacks capped without ventilation
  • Gaps where the stack meets the roof
  • Eroded joints in the brickwork
  • Damaged chimney pots and cowls

If you own one of the older houses in the streets near The Parish Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking any roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What the survey won’t cover
  • What exactly goes into their report
  • What follow-up you get after the report

What a good roof survey covers

How we price chimney surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • Whether thermal imaging or a drone is needed
  • How many separate roofs there are, such as extensions, dormers and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Prices start from £150, including VAT.

What we need to know

Before you get in touch, it helps to have:

  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them

Most bookings start with a short call: phone 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the survey around it.
