Roof survey in BN17: how it works

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. Common reasons to book are ridge tiles that have lifted or moved and condensation or damp timbers in the loft, on flat roofs, clay and concrete tiles and natural slate.

Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Local landmarks in Littlehampton

We work in homes and buildings around River Beach Primary School, New Inn Hotel and Littlehampton College and the streets around them. Other local landmarks include The Parish Church of St Mary the Virgin (under half a mile south-west), The Littlehampton Academy (less than half a mile north) and Mewsbrook Park (0.6 miles south-east). The nearest railway station is Littlehampton station, about 0.7 miles west. A little further out are Zachary Merton Hospital (1.4 miles east) and Lyminster Siege Castle (2.8 miles north). Green spaces nearby include Highdown Hill and WWT Arundel.

Roofs, chimneys and gutters across BN17

Owners across BN17, from Littlehampton, Rustington and Wick to the villages, book us to find out where their roof stands. Small faults, caught early, are far easier to deal with.

London and South East England mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in BN17 is checked with its age and materials in mind. Coastal towns and villages in BN17 see more salt and wind than places inland. Ridges and verges facing the sea are worth checking after every big storm.

Littlehampton: The streets around a church like The Parish Church of St Mary the Virgin are often among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Mewsbrook Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. When pegs or battens rot, tiles slip, leaving gaps along the courses.

What we’re asked to look at in BN17

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Signs worth acting on include:

  • Loose chimney pots
  • Water stains on rafters and ceiling joists
  • Gutters that overflow in heavy rain
  • Cracked mortar along the ridge

What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report
  • How the roof will behave in every kind of weather

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Surveys for landlords and agents in BN17

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Questions from BN17

Which days do you carry out surveys?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How quickly will I get the report?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Do you cover BN17?

Yes, we do. BN17 is part of the area we cover.

Do you inspect the roof from on top?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.

Do you need to get into the loft?

If there is a loft and safe access to it, yes. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.
