Roof survey in Lyminster: what you get

Our report is written in plain English, not jargon. Each defect is described with photographs and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Reports are sent by email. We survey flat roofs, the roof space and ridges, hips and valleys, and people most often book us about cracked or blistered flat roof coverings and loose ridge or hip tiles.

Somewhere as small as Lyminster, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Lyminster can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start by hearing what you’d like checked and why.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Roof surveys in Lyminster: local notes

The coast is about 2 miles or less from Lyminster, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Anyone responsible for a site like Lyminster Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Historic houses such as Ecclesden Manor, about 3.3 miles east, show how far back building around Lyminster goes. Older homes in the area may have roofs that need matching materials when work is done. For landlords with property near Arundel station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Lyminster is about 1 mile north-west of Littlehampton, in West Sussex. Houses, flats, blocks and commercial buildings in Lyminster can all book roof surveys. We cover towns and villages across West Sussex, from the larger towns to small villages. We also survey roofs in Brighton.

Leave it or get it looked at?

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. For older village homes like those around Lyminster, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Your questions about roof surveys in Lyminster

Does being near the coast affect roofs in Lyminster?

It can do. Lyminster is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Can a landlord with a rental near Arundel station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Do you inspect the roof from on top?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where it applies.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that is a structural engineer’s job)
  • A promise that the roof will not leak in future
  • Walls, floors and services below the roof

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and does not.

Roof types and parts we check

  • Natural slate
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks
  • Clay and concrete tiles

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Hold on to the report for future surveys
  • Clear the loft hatch area before we arrive
  • Leave roof access to professionals
  • Watch for slipped slates after bad weather

We email the report to you, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets

To find out what your survey will cost, call 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

What we need to know

The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Anything about access we should know
  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them
  • What made you get in touch
