About our roof survey in Bognor Regis

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe to get in. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We are frequently asked to look into ridge tiles that have lifted or moved and gaps in the roof where coverings have gone, across lead flashings, the roof space and clay and concrete tiles.

In a place the size of Bognor Regis, street trees and gardens shed leaves into gutters every autumn, and blocked gutters overflow and soak walls. Hidden valley and parapet gutters can overflow into the house itself. It is one reason a roof is worth looking at as a whole, not just the obvious problem. Gutters, outlets and downpipes are worth checking once the leaves have fallen.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

Leave it or get it looked at?

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than waiting for something to fail. In a busy place like Bognor Regis, water from a failed roof can run through a building before anyone spots it, soaking insulation, ceilings and whatever is below. The earlier the cause is found, the smaller the job.

Roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

What you get with us

  • Thermal imaging and drone inspection where they help
  • An independent look at the roof
  • More than 20 years surveying roofs
  • Weekday and weekend surveys

Take a look at what a roof survey costs and what we found on two real jobs.

The survey, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes an hour or two for a house, while a commercial roof takes nearer three to four hours. Town-centre streets in Bognor Regis can mean pay-and-display or permit parking, so a word about where to park saves time. We’ll want to see the loft, if there is one, and any ceiling or wall showing damp. Outside, we work round the building to find the safe viewpoints.

  1. You tell us about the property and any concerns.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Check the loft hatch can be reached
  • Point out any leaks or damp patches

Advice

When you need someone else

It’s a careful look at the roof, not the whole story. Its limits include:

  • An exact number of years the roof has left
  • A full building survey of the property
  • A structural engineer’s report

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

What we check

  • Lead flashings
  • Flat roofs
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • Chimney stacks
  • Natural slate
  • The roof space

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

FAQs for Bognor Regis

Is the coastal weather around Bognor Regis hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.

Do you survey roofs for landlords with property near Bognor Regis station?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Do you give a life expectancy for the roof?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

Do you need a roof survey in Bognor Regis?

Some damage starts inside the loft space. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It’s frequently mistaken for a leak.

It is worth booking a survey if you’ve seen:

  • Crumbling chimney pointing or cracked flaunching
  • Gutters that overflow in heavy rain
  • Standing water on a flat roof
  • Water stains on rafters and ceiling joists

Living close to West Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

Before booking any roof surveyor

  • Whether the price includes VAT
  • Whether you can ask questions once you have the report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How long the report takes to arrive

What to expect from a roof survey

Roof surveys around Bognor Regis

Bognor Regis is within about 1 mile of the coast, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you let a flat or house near Bognor Regis station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like The Regis School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
