What affects the price in Lagness
Survey packages start from £150, with VAT included. The price for your roof depends on:
- Basic, Standard or Premium
- The type of building, from a house to a block or an office
- The shape of the roof and its details
- The size of the roof
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Roof surveys for homes and businesses in Lagness
People book a roof survey for all sorts of reasons. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on any day of the week, so it is easy to find a day that suits. If you’re worried about worn or blocked valleys and loose ridge or hip tiles, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Lagness may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are frequently matched when work is done.
What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

Should I look at the roof myself first?
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Roof by roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. We check for cracked, slipped and missing tiles, and for spalling where the surface has flaked.
What happens if roof problems are left?
By the time water marks a ceiling, it’s often been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Older cottages and farmhouses around Lagness can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Your questions about roof surveys in Lagness
I let a flat near Bognor Regis station. Can you check the roof?
Yes, rented property is part of what we cover. You can call 07833 053749 or send us an email with the address and a few details.
Does being near the coast affect roofs in Lagness?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.
Are you insured?
Our cover is professional indemnity plus public liability.
Will you fly a drone over my roof?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Will you climb onto the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
How long does the visit take?
It usually takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Older roofs in small places like Lagness can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.

What a roof survey looks like in Lagness
The coast is about 3 miles or less from Lagness, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take an older house close to Church of St Giles: old fixings, lead flashings and tall chimneys are typical of older roofs. With Goodwood House about 4.9 miles north, the area around Lagness has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you look after a building such as Rose Green Junior School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
