Thermal roof survey in Lagness

A thermal survey can point to places where heat is escaping through the roof. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. We survey flat roofs, pitched roof slopes and loft conversions, and common reasons people get in touch are damp that repairs haven’t cured and water that travels before it shows.

In a village or hamlet like Lagness, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you cannot get from the ground. Weather and airspace are checked ahead of the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Tips that help

Here are a few things we’d tell any owner:

  • Remember the conditions on the day affect the results
  • Keep a record of when stains appear
  • Take photos of stains as they appear, so we can compare
  • Make sure the loft can be reached safely

If the images suggest moisture that cannot be confirmed, we’ll say what would help next, like electronic leak detection or opening up a small area.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is often moved when people work in the loft space.

What affects the price in Lagness

Several things affect the price of a survey:

  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • Building height and the viewpoints available

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the exact price before booking.

Getting in touch

To price your survey accurately, we will ask about:

  • The reason for the survey, such as buying, a leak or storm damage
  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • The address and postcode of the property

For a price for thermal roof surveys in Lagness, call 07833 053749 or drop us an email. The address, the type of property and what you want to find out help us price the survey accurately.

The survey, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take about one to two hours for a house; commercial roofs usually need 3–4 hours. For a village or hamlet like Lagness, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. Patterns that stand out are checked with moisture readings.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • If it is not your property yet, arrange access through the agent
  • Agree roof access with the managing agent if it’s shared

Why it’s worth a survey now in Lagness

Repeated repairs that don’t stop a leak are a sign the source hasn’t been traced. Combining the camera with moisture readings can help find it, instead of trying repair after repair. Around Lagness, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Should I look at the roof myself first?

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That’s where a survey comes in.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Thermal roof surveys in Lagness: local notes

The coast is about 3 miles or less from Lagness. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Giles: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Goodwood House lies about 4.9 miles north, so building around Lagness goes back a long way. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera doesn’t touch the roof itself. For site and facilities teams at buildings like Rose Green Junior School, big roofs are where aerial photos and thermal images show the most at once.

Different roofs, different checks

Pitched slate and tile roofs

Thermal images of a pitched roof can still show heat loss patterns and some damp areas. The report explains what the images can tell you and what they cannot.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

Common questions in Lagness

Does a conservation area affect roof work in Lagness?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover Lagness?

We do. The survey and report are the same in Lagness as anywhere else, and visits run on weekdays and weekends.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Which days do you carry out surveys?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or drop us an email.

Which survey includes thermal imaging?

It is part of the Premium Survey, from £400. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
