What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Readings unaffected by sun, shade or reflections
  • Whether the deck or roof structure is strong enough
  • An energy rating for the building

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Pitched roof slopes
  • Commercial roofs
  • Ceilings below the roof

How a thermal roof survey works in Rustington

Thermal imaging is often most useful on flat roofs, from small extensions to large commercial roofs. It can show patterns that point to trapped moisture under the membrane. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey flat roofs, insulated roof spaces and commercial roofs, and people most often book us about cold areas below the roof and patches of heat loss across the roof.

Older cottages and houses around Rustington may have little insulation, and some have extensions with their own roofs. Thermal patterns and close-up photos together give a fuller picture of the roof. Findings are checked with moisture readings where needed. Calm, dry weather suits both methods, so the date is set with the forecast in mind.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we’re asked to look at in Rustington

Buyers sometimes want more than a visual look at the roof. A Premium Survey adds thermal imaging, a drone inspection where applicable and a same-day report, which helps when timescales are tight.

A survey makes sense if you’ve noticed:

  • Thin or uneven insulation in the roof
  • Areas losing heat at the eaves and junctions
  • Stains that keep coming back
  • Water that travels before it shows

If yours is one of the older homes in the streets near The Parish Church of St Peter and St Paul, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image.

Before you book any roof surveyor

  • Whether the loft space is looked at, where there is one
  • Whether they hold professional indemnity and public liability insurance
  • Their drone registration, if they fly one
  • Whether VAT is added on top

What’s in a roof survey

Airspace, weather and Rustington roofs

Rustington lies within about 1 mile of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

With Ecclesden Manor about 2 miles north-east, the area around Rustington has a long history. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If you look after a building such as Rustington Community Primary School, thermal images can show where wet insulation sits under a big flat roof.

Questions from Rustington

Is Rustington in the area you cover?

Yes, Rustington is within the area we cover. We work right across London and South East England. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

How do I find out if my home in Rustington is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put in order of urgency where relevant.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. The Premium Survey also covers a full inspection, drone inspection where it applies, structural analysis and a report on the same day.

How long does the survey take?

Most surveys take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. We’ll confirm the timing when booking.

Can you tell me if my roof has asbestos?

No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Can a thermal camera see water?

The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, and moisture readings are used to check it.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. Being in a smaller place like Rustington doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Dig out any old roof reports or invoices
  • If you are buying, check with the agent that we can get in
  • Check the loft hatch can be reached

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Remember the conditions on the day affect the results
  • Move stored items away from the loft hatch
  • Heat the home normally on the days before
  • File the images with your roof records

After the visit, we put the thermal images, photographs and moisture readings into one report. We explain what each image may mean, alongside what we recommend. Premium reports are sent the same day.

Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

Roof by roof

GRP fibreglass roofs

Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.

Parapets, valleys and junctions

Damp at junctions can be hard to see by eye. A careful visual inspection goes alongside the images.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
