About our gutter survey in Rustington
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. Typical surveys look at gutters full of debris and silt and overflowing valley or parapet gutters, on outlets and hoppers, downpipes and parapet and box gutters.
Around Rustington, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Tips from our surveys
A survey works best with a little help from you, before and after. Some tips:
- Look for downpipes coming loose
- Keep climbers away from the eaves
- Look for green streaks or damp patches on walls
- Ask for valleys and parapet gutters to be cleared too
Once work is carried out, keep an eye on the gutters in the next downpour. Rain should flow to the outlets and down the downpipes, and if it does not, raise it with whoever did the job.
Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Local roofs in Rustington
Rustington lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live near a park such as Mewsbrook Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. The streets around a church such as The Parish Church of St Peter and St Paul are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Angmering station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Why get it checked now?
Water spilling from a gutter runs down and soaks the wall below. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now typically keeps the fix smaller. In a smaller place like Rustington, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Each storm lifts it a little further, and water follows.

What a gutter survey does not cover
In fairness, there are limits to any roof survey:
- Pipes below ground level
- Asbestos testing of old gutters, downpipes or soffits
- Damage hidden inside walls or behind boards

The survey, step by step
Every roof is different; as a rough guide, the survey takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. Being in a smaller place like Rustington doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can be seen safely.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- You get a photo-illustrated written report and recommendations.

Your questions about gutter surveys in Rustington
Is the coastal weather around Rustington hard on roofs?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you survey roofs for landlords with property near Angmering station?
Yes, rented property is part of what we cover. You can call 07833 053749 or use the contact form with the address and some details, including who will give access on the day.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you test soffits or gutters for asbestos?
No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How much time does the visit need?
It usually takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. You will know roughly how long when we arrange the visit.
How fast do I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Different roofs, different checks
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it is safe to see.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
