Gutter surveys in Worthing

What a gutter survey looks like in Worthing

The coast is about 2 miles or less from Worthing, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Trees in and around Durrington Minature Railway shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. Historic houses such as Ecclesden Manor, about 3.1 miles west, show how far back building around Worthing goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

How a gutter survey works in Worthing

Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t carry out asbestos testing, but we flag anything that could contain it. Typical surveys look at fascia boards damaged by overflowing water and valley or box gutters that overflow inside, on fascias and soffits, valley gutters and downpipes.

In a place the size of Worthing, street trees and gardens shed leaves into gutters every autumn, and blocked gutters overflow and soak walls. Valley and parapet gutters can overflow inside the building. Water from one part of a roof often ends up showing somewhere else entirely. Late autumn, once the leaves are down, is a sensible time to check gutters and outlets.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

The survey, step by step

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours at a typical home, and longer for a large or complex roof. In Worthing, we survey everything from flats and houses to commercial buildings. Each building type brings its own access questions, from shared stairwells to locked plant rooms. Weekday and weekend visits are both available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. The roof space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Dig out any old roof reports or invoices
  • Keep pets inside or away from the areas we’re looking at

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Do you need a gutter survey in Worthing?

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

A survey can pick up problems such as:

  • Overflowing valley or parapet gutters
  • Hoppers and outlets full of debris
  • Leaking or loose downpipes
  • Fascia boards damaged by overflowing water

For site and facilities teams at buildings such as Durrington High School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before you book any roof surveyor

  • What exactly goes into their report
  • How soon the report will arrive
  • Is there a chance to talk the report through?
  • Their drone registration, if they fly one

What a roof survey includes

What a gutter survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Underground drains, which need a CCTV drain survey
  • Hidden sections we can’t view safely
  • Asbestos testing of old gutters, downpipes or soffits

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What affects the cost of gutter surveys

Prices always include VAT. What changes the price is:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Why get it checked now?

It’s easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. A gutter survey helps rule the rainwater system in or out. For a shop, office or block in Worthing, a roof leak can mean closed rooms, damaged stock or unhappy residents. It is easier to plan work than to react to it.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Worthing questions

How do I find out if my home in Worthing is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is the coastal weather around Worthing hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What’s the best way to book?

It’s easiest to phone 07833 053749 or email us. Tell us the address and a little about the roof. We survey on weekdays and at weekends.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. Just phone 07833 053749 or drop us an email to arrange it.
