What we are asked to look at in Lancing

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

Most people get in touch when they’ve noticed something like this:

  • Downpipes that are split or coming away
  • Soffits marked by water
  • Valley or box gutters that overflow inside
  • Gutters packed with leaves or moss

If you look after a building like The Globe Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report
  • Whether the price includes VAT
  • Their report turnaround times

What to expect from a roof survey

About our gutter survey in Lancing

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed water backing up from a hidden gutter and gutters that have fallen out of line, we can find out what’s behind it, on outlets and hoppers, downpipes and fascias and soffits alike.

Trees around homes in smaller places like Lancing drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Can I check my roof myself?

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email with the addresses.

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards
  • Parts of gutters that can’t be seen safely

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Lancing: your questions answered

Does a conservation area affect roof work in Lancing?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

When is the best time for a gutter survey?

Any time of year works. Booking before autumn and winter gives you time to plan, and a wet spell can show where gutters overflow.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, phone 07833 053749 or email us.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Roofs, chimneys and gutters in Lancing

The coast is about 1 mile or less from Lancing, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

Living close to Brooklands Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Lancing station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How it works

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Being in a smaller place like Lancing doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. A photo-illustrated written report and recommendations follows.

Before the survey

  • Show us where any leaks or stains appear
  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors

What we look for on each type of roof

Box and secret gutters

A box gutter is built into the roof, often behind a parapet, so overflows can end up inside. We inspect them as far as it’s safe to see them.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.
