Landlord roof survey in Lancing

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. You get photos and written recommendations, prioritised by urgency where relevant. We survey converted houses, rented houses and blocks of flats, and common reasons people get in touch are ceiling stains reported by tenants and flashings that have come away.

Houses in smaller places like Lancing can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

We keep jargon out of it: if work is needed, the report says so clearly.

For landlords and managing agents

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the let or shared roof, useful for planning maintenance.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

What we look for on each type of roof

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. They’re checked during the survey.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we look at them closely.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about one to two hours for most houses, while a commercial roof takes nearer three to four hours. Parking around Lancing is usually easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • Leave a clear route to the loft
  • Make sure pets are kept safely away
  • Let us know about parking near the property

Advice

Your questions about landlord roof surveys in Lancing

Do you cover smaller places like Lancing?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you survey roofs for landlords with property near Lancing station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or use the contact form with the address and what you need.

How long does the survey take?

Expect it to take about one to two hours at most homes; commercial roofs usually need 3–4 hours. You’ll then get the report by email.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Does the weather affect the survey?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How we price landlord roof surveys

Prices vary from roof to roof, for these reasons:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Which survey package you book
  • The height of the building and how the roof can be seen safely

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to let us know when you contact us

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know

Every survey is priced before it’s booked, so you know the cost up front. Landlord roof survey starts from £150, including VAT. To book, phone 07833 053749 or use the contact form.

Lancing homes and their roofs

The coast is about 1 mile or less from Lancing, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. About 4.6 miles east lies Portslade Manor, a reminder of how long the area around Lancing has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near St. Michael & All Angels, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like The Globe Primary Academy will know that large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces such as Brooklands Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Lancing is about 3 miles east of Worthing, in West Sussex. Roofs in Lancing get the same thorough look as anywhere else in West Sussex. Our area takes in places right across West Sussex. You can also see our page for Brighton.

All of BN15 is covered for landlord roof surveys. Streets in the area include North Road, North Farm Road and Addison Close, and we cover them all. Within a short drive, we also cover Worthing (3 miles west), Haywards Heath (15 miles north-east), Burgess Hill (12 miles north-east), Littlehampton (9 miles west), Rustington (8 miles west) and Storrington (8 miles north-west).

Leave it or get it looked at?

Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. We check the roof, not just the symptoms. Tradespeople may need to travel further to a smaller place like Lancing, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Landlord roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.
