Landlord roof surveys for Sompting homes and businesses

Landlord roof surveys for homes and businesses in Sompting

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you are worried about ceiling stains reported by tenants and missing or loose roof coverings, we can find out what’s behind it.

Houses in smaller places like Sompting can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what isn’t.

What this survey can’t tell you

A survey is a careful look at the let or shared roof, but it cannot do everything. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Responsibility under a lease
  • A full structural assessment of the building

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

What we check

  • Rented houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Shared roofs
  • Blocks of flats
  • Converted houses

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Practical tips

Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:

  • Put urgent roof work at the top of the list
  • Give tenants a simple way to report leaks
  • Keep past survey reports with the building’s records
  • Tell tenants when we’re coming

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents often choose the package that suits the building.

Keep gutters and outlets clear and include any valley or parapet gutters. Blocked gutters are a common cause of leaks into top-floor flats.

Roof by roof

Roof spaces and lofts

On blocks, the roof space may be reached through a flat or a communal hatch and you’ll need to arrange it.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.

Local roofs in Sompting

Sompting lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Take an older house close to St Peter the Apostle: old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Brooklands Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Anyone responsible for a site like Sompting Village Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

The survey, step by step

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take between one and two hours for a single let house, with blocks of flats taking longer. With a bit of garden around a house, as there often is around Sompting, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Check the loft hatch can be reached
  • If it isn’t your property yet, arrange access through the agent
  • Keep pets in another room

Sompting questions

Do you cover smaller places like Sompting?

Yes, Sompting is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does being near the coast affect roofs in Sompting?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and Sompting is within about 2 miles of the coast.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.

Can your report tell us who pays for the roof work?

No, that depends on the lease, so speak to your managing agent or a solicitor. Our job is to report on the roof itself.

Do you need access to all the flats?

We may do. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.
