What this survey can’t tell you

It is useful to know what a survey won’t do before you book:

  • Structural calculations, which need a structural engineer
  • Proving moisture from the images alone
  • A formal energy assessment

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

Thermal roof survey in Sompting

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. Patterns can suggest where water is trapped under the covering. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. Typical surveys look at heat escaping through the roof and water getting in at parapets and stacks, across loft conversions, pitched roof slopes and flat roofs.

In smaller places like Sompting, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you can’t see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from the ground misses.

We keep jargon out of it: where something needs attention, it says so plainly.

How the survey works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Homes around Sompting frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

Prices for thermal roof surveys in Sompting

Not every roof costs the same to survey, for these reasons:

  • Whether thermal imaging or a drone is needed
  • Chimneys, valleys, parapets and other details
  • Roof area
  • The package you choose: Basic, Standard or Premium

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

What to tell us when you get in touch

You do not need to know any roofing terms. It’s enough to let us know:

  • The type of building and roof, like pitched or flat
  • Your timetable, like an exchange date
  • Where any leaks, stains or damp patches show inside
  • Where the property is, with the postcode

Booking is simple: just phone 07833 053749 or email us, let us know about the property and we’ll suggest the right survey. The price is agreed up front.

Different roofs, different checks

Felt and asphalt flat roofs

These coverings sit directly on the layers beneath, so temperature differences often show through. We confirm any patterns with moisture readings.

Single-ply and EPDM roofs

On larger commercial single-ply roofs, thermal imaging can help target moisture readings. It focuses the survey on the areas that matter.

Your questions about thermal roof surveys in Sompting

Can you fly a drone over a roof in Sompting?

It depends on the exact address and the weather on the day. Sompting is about 2 miles from Brighton City (Shoreham) Airport, so the Drone Safety Map is checked for restrictions around it before we fly. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

How do I find out if my home in Sompting is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

What will the report tell me?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put in order of urgency where relevant.

What does a thermal roof survey show?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. Findings are checked with moisture readings.

How long will you be at the property?

Expect it to take between one and two hours for a house, while a commercial roof takes nearer three to four hours. The written report follows by email, on the timescale of your package.

Can you do a thermal survey in any weather?

The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.

Does thermal imaging detect leaks directly?

Not directly. It shows surface temperature, and wet areas can show up because they hold heat differently. That’s why we check any patterns with moisture readings.

Useful tips for Sompting property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Ask us about the forecast if rain is expected
  • Keep the report to compare against after any repair
  • Keep outlets and gutters clear to stop water sitting
  • Keep dated photos of any marks on ceilings

Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

Thermal roof surveys in Sompting: local notes

Sompting lies within about 2 miles of the sea, and coastal wind can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Take an older house close to St Peter the Apostle: steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps. For site and facilities teams at buildings such as Sompting Village Primary School, a drone or thermal camera can show a large roof in a single visit.
